Our existing infrastructure is not adequately sized to support more housing, and our schools are already severely overcrowded. Major Concerns: Inadequate Infrastructure: Caldwell’s water, sewer, stormwater, and road systems were not built for significant additional residential growth at this rate. Infrastructure upgrades and tie-ins must be fully funded and completed by the developer *prior* to any new development — not subsidized by our limited existing tax funding. Caldwell is already struggling to fund and maintain its current size. -School Overcrowding: Schools along Florida Avenue are already at or near capacity. This project, combined with several other high-capacity developments already under construction in the immediate vicinity (many not yet fully occupied), will drastically worsen overcrowding, strain classrooms, teachers, and facilities, and harm educational quality for our children. We have been going rounds and rounds trying to find construction of additional facilities and they are already close to capacity. Additional impacts only compound these core problems: - Ustick Road and Florida Avenue are already heavily congested, and more homes will add dangerous levels of traffic. - The area is overwhelmed with ongoing construction and multiple nearby projects, creating constant noise, dust, detours, and disruption. I respectfully request that you deny or delay this proposal until infrastructure is properly sized and built in advance, schools have confirmed capacity for new students, and all improvements are fully funded by the developer.
