REQUEST FOR INFORMATION
The Planning and Zoning Division is requesting additional information be provided for each
land use case as requested by the Mayor and City Council.
SUBJECT: August Park Subdivision
REQUEST SUMMARY: The applicant, Mason and Associates Inc, on behalf of August Park
LLC. is requesting annexation of parcel R2746000000 with a zoning designation of R-1.
Concurrently the applicant is requesting approval of a preliminary plat application for
August Park Subdivision, a single-family residential subdivision with twenty-four (24)
buildable lots and eight (8) common lots. The site is located within the Neighborhood 2
place type within the Future Land Use Map. The approximately 9.40-acre site is located on
the west side of S. Florida Ave., approximately 1,080 feet south of the intersection with E.
Ustick Rd.., in Caldwell, Idaho.

The smaller estimated population of this development at only 72 presents a minimal
additional strain on police resources. Holding to the current 1.2 officers to 1000 citizens
ratio, an additional 0.086 sworn personnel would need to be added to maintain our current
ratio.
FIRE DEPARTMENT ANALYSIS AND SERVICE IMPACT:
CFD projects future service needs based on population, population density, response
times, service demand, and development types.
Emergency Response Time Analysis and Service Impact:
The Caldwell Fire Department has benchmark standards for the organization and
deployment of fire suppression operations, emergency medical operations, and special
operations to the public. This standard provides for a travel time of 4:00 minutes, 90% of
the time to reach emergency incidents within their jurisdiction with the first arriving unit.
