Site-Specific Requirements At the time of building permit submittal, all residential structures within Farmway Crossing #1 will adhere to the height requirements and standards outlined in the R-1 zoning district. Building plans will confirm compliance prior to issuance of any permits. B. General Requirements All development activities associated with Farmway Crossing #1 will conform to the applicable municipal codes, standards, and policies of the City of Caldwell. Any identified nuisances will be resolved prior to construction drawing approval. Modifications to approved plans will be submitted for review as required. Construction waste disposal will be coordinated through the City’s contracted provider, and all businesses operating within the subdivision will obtain proper licensing. The applicant acknowledges that compliance with all local, state, and federal regulations is required throughout the duration of the project. C. Site Design and Development Standards The final plat and construction drawings are designed to meet current city standards for height, setbacks, and lot area, consistent with the approved preliminary plat. Any future revisions to the site plan, elevations, or concept plan will be submitted for City review and approval. Stormwater design will strictly adhere to the Caldwell Stormwater Management Manual to ensure on-site retention and compliance with open space and landscape buffer requirements. D. Fire Department Conditions The applicant will comply with all requirements of the Caldwell Fire Department as outlined in their memo dated September 10, 2024. Fire access, emergency turnarounds, and hydrant spacing will be coordinated and reviewed at the construction drawing stage. Final hydrant placement will be approved by the Fire Marshal prior to construction. E. Engineering Department Conditions All conditions provided by the City Engineering Department (memo dated December 4, 2024) and the Mapping Department (memo dated December 5, 2024) will be satisfied prior to final plat signature. F. Landscaping Requirements The approved landscape plan for Farmway Crossing #1 will be implemented per the conditions of approval and Caldwell City Code. The HOA will maintain all landscaped areas in a live and healthy condition, consistent with city standards. The applicant acknowledges the requirement to record the final plat within twenty-four (24) months of the approving order of decision. Subsequent phases will follow the approved preliminary plat sequence and adhere to the two-year interval rule for recording. Approved Subdivision names, Street names, lot numbering and block numbering, and subdivision phasing configuration will remain as approved by the City Mapping Division.
