SUBJECT: Final Plat Application | Huntington Ridge East Subdivision No. 3
Dear Planning and Zoning Staff,
This letter is provided to outline the intent of the Huntington Ridge East Subdivision No. 3 Final Plat.
Along with this letter, we are submitting the required documents for your review.
Huntington Ridge East No. 3 represents the third phase of a six phase residential development. This
phase includes 25 single family residential lots, 7 common lots and 1 lot for a sewer lift station. The
project encompasses approximately ±12.26 acres, with an average residential lot size of 7,670 square
feet (±0.18 acres) and a minimum lot size of 6,139 square feet (± 0.14 acres). The largest residential lot
in this phase measures 9,541 square feet (±0.22 acres). A Total of approximately 4.40 acres is allocated
for common lots
Public utilities, including sewer and water, will serve all lots. Pressure irrigation will be provided through
the Caldwell Municipal Irrigation District. These and other utilities will be coordinated through
construction drawings. All utilities and drainage will comply with the cities UDC.
The layout includes all required easements, right-of-way, and infrastructure improvements necessary to
serve this phase and support future phases. The final plat and supporting documents conform to the
approved preliminary plat and applicable City of Caldwell development requirements.
