1.GENERAL LANDSCAPE
A.CONTRACTOR SHALL COORDINATE WITH CIVIL ENGINEERING DRAWINGS FOR
OBTAINING PAVING, UTILITY AND GRADING INFORMATION.
B.ALL DIMENSIONS IN THE DRAWINGS ARE APPROXIMATE. BEFORE PROCEEDING
WITH ANY WORK, THE CONTRACTOR SHALL BE RESPONSIBLE FOR CHECKING
AND VERIFYING ALL DIMENSIONS AND SHALL IMMEDIATELY INFORM THE

2.EXISTING CONDITIONS
A.CONTRACTOR TO VERIFY THE LOCATION OF ALL UTILITIES PRIOR TO THE
START OF ANY DEMOLITION OR CONSTRUCTION. THE CONTRACTOR SHALL
CALL DIG-A-LINE AT 811 FOR LOCATION ASSISTANCE. ANY DAMAGE TO
EXISTING UTILITIES ON SITE OR AT THE ADJACENT PROPERTY SHALL BE
REPLACED AT THE CONTRACTOR'S EXPENSE.
B.SEE CIVIL ENGINEERING DRAWINGS FOR ADDITIONAL INFORMATION ON

C.IF SITE CONDITIONS DIFFER FROM WHAT IS DEPICTED ON PLANS, THE

3.GENERAL IRRIGATION NOTES
A.ALL LANDSCAPE AREAS SHALL BE IRRIGATED WITH AN UNDERGROUND,
AUTOMATIC IRRIGATION SYSTEM OPERATED BY AN INDUSTRY STANDARD
CONTROLLER.
B.IRRIGATED AREAS SHALL BE DESIGNED BY HYDROZONE TO MEET THE WATER
NEEDS OF PLANT MATERIAL DUE TO DIFFERING EXPOSURES / DROUGHT
TOLERANCE.
·LAWNS AND PLANTER BEDS SHALL NOT BE IRRIGATED ON THE SAME
HYDROZONE.
C.PRESSURE IRRIGATION SERVICE SHALL BE UTILIZED, IF PROVIDED.

SOURCE CONNECTION SHALL BE EQUIPPED WITH A BACKFLOW PREVENTION
ASSEMBLY THAT MEETS THE FOLLOWING SPECIFICATIONS:
·MAKE AND MODEL IS LISTED ON U.S.C.'S LIST OF APPROVED DEVICES.
·IS COMPLIANT WITH CURRENT NATIONAL, STATE, AND LOCAL CODES AND

·PROTECTIVE ENCLOSURE SHALL BE PROVIDED AND INSTALLED PER
MANUFACTURER RECOMMENDATIONS.
E.IRRIGATION SYSTEM SHALL BE DESIGNED TO THE FOLLOWING

·LAWNS: HEADS WITH 100% DOUBLE COVERAGE WITH HEAD TO HEAD
SPACING.
·PLANTING BEDS: MICRO (DRIP) IRRIGATION
·SEEDING: HEADS WITH 50% COVERAGE WITH DIAMETER TO DIAMETER
SPACING
·SPRINKLER HEADS SHALL HAVE MATCHED PRECIPITATION RATES WITHIN
EACH CONTROL VALVE CIRCUIT.
·OVERSPRAY ONTO IMPERVIOUS SURFACES SHALL NOT BE ACCEPTED.
F.CONTRACTOR SHALL COORDINATE WITH GENERAL CONTRACTOR TO LOCATE
AND INSTALL ALL CONDUIT NEEDS FOR EFFICIENT IRRIGATION PIPING.
G.WHEN APPLICABLE, CONTRACTOR SHALL BE RESPONSIBLE FOR PROVIDING
120 VOLT POWER AND ALL REQUIRED CIRCUITS FROM THE ELECTRICAL PANEL
TO THE IRRIGATION CONTROLLER. SIZE WIRE AND CONDUIT AS REQUIRED.
H.PEDESTAL MOUNTED CONTROLLER(S) SHALL BE LOCATED WITHIN A PLANTING
BED IN AN EASILY ACCESSIBLE, BUT VISIBLY DISCRETE LOCATION.
I.WALL MOUNTED CONTROLLER LOCATION SHALL BE COORDINATED WITH THE
GENERAL CONTRACTOR.
J.IF REQUESTED, CONTRACTOR SHALL SUPPLY OWNER WITH AS BUILT SHOP
DRAWINGS OF THE INSTALLED IRRIGATION SYSTEM. AT MINIMUM: CONDUIT
LOCATIONS, SUPPLY LINE LOCATION AND SIZING AND MANUFACTURER
PRODUCT INFORMATION.
4.GENERAL PLANT MATERIAL NOTES
A.ALL PLANT MATERIAL SHALL MEET OR EXCEED THE MINIMUM FEDERAL
STANDARD AS REGULATED BY ANSI z60.1, AMERICAN STANDARD FOR
NURSERY STOCK. PLANTS NOT MEETING THESE STANDARDS OR PLANTS
DETERMINED TO BE OTHERWISE UNHEALTHY BY THE OWNER'S
REPRESENTATIVE, SHALL BE REJECTED AND REPLACED AT THE
CONTRACTOR'S COST.
B.INSTALL ONLY SPECIFIED PLANTS OR LISTED SUBSTITUTIONS. UNAPPROVED
SUBSTITUTES SHALL BE REPLACED AT THE CONTRACTOR'S EXPENSE.
C.ALL PLANT MATERIAL WITHIN CLEAR VISION TRIANGLES SHALL COMPLY WITH
HEIGHT RESTRICTIONS OF LOCAL CODE.
D.TREE AND SHRUB PLANTING SHALL INCLUDE FERTILIZATION WITH 'AGRIFORM'
OR OTHER APPROVED EQUAL PLANTING TABLET. APPLY PER MANUFACTURER
RECOMMENDATIONS.
E.ROOT BARRIERS MUST BE INSTALLED IN STREET PLANTERS WITH A WIDTH OF
6' OR LESS AND SHALL BE INSTALLED PER MANUFACTURER

5. CITY OF CALDWELL NOTES
A.THIS LANDSCAPE PLAN COMPLIES WITH CITY CODE CHAPTER 10, ARTICLE 07 -
CALDWELL LANDSCAPING ORDINANCE,
B.CERTIFICATION MUST BE PROVIDED TO THE CITY THAT ALL PLANTS INSTALLED
ARE FREE FROM DISEASE AND ARE NOT TOXIC, POISONOUS OR OTHERWISE A
NUISANCE.
C.PRESSURE IRRIGATION SERVICE WILL BE PROVIDED TO ALL IRRIGABLE LOTS.
THE SYSTEM WILL BE OWNED AND MAINTAINED BY THE CALDWELL MUNICIPAL
IRRIGATION DISTRICT.
D.WEED MAINTENANCE AND / OR LANDSCAPING MAINTENANCE SHALL BE
PROVIDED FOR ALL IRRIGATION, DRAINAGE, AND UTILITY EASEMENTS AND/OR
RIGHT OF WAY(S).
HYDROSEED APPLICATION NOTES
1.GENERAL
A.THESE NOTES ADDRESS THE RECOMMENDED PROCEDURE FOR THE
REVEGETATION AND / OR SLOPE STABILIZATION THROUGH SEED APPLICATION
ON THE DISTURBED AREAS WITHIN THE PROJECT LIMITS, DEFINED AS ALL
AREAS DISTURBED BY GRADING, CONSTRUCTION ACTIVITIES, OR OTHERWISE
NOTED ON PLANS. AREAS TO BE REVEGETATED WILL BE SEEDED AND NOT
IRRIGATED. THESE PROCEDURAL STEPS ARE MEANT TO PREVENT SHORT AND
LONG TERM SOIL EROSION, AS WELL AS PROVIDE VEGETATIVE COVER THAT
BLENDS WITH THE EXISTING, SURROUNDING AREA.
2. SITE PREPARATION
A.ALL AREAS TO RECEIVE SEED SHALL BE CLEARED OF LARGE WOODY DEBRIS,
SUCH AS, BUT NOT LIMITED TO, WOODY STEMS, BRANCHES, STUMPS, LEAF
PILES / DEBRIS TO ENSURE SUCCESSFUL AND DIRECT CONTACT BETWEEN
THE APPLIED SEED AND THE SOIL BED. DEBRIS SHOULD NOT BE MIXED INTO
THE SURFACE SOIL.
B.REMOVE LARGE STONES GREATER THAN FOUR (4) INCHES IN ANY DIRECTION.
C.REVEGETATION AREAS DO NOT REQUIRE TOPSOIL APPLICATION.
D.WHEN REESTABLISHING AN AREA CLEARED OF VEGETATION- PREPARE THE
SOIL SURFACE WITH A TILLAGE METHOD (HARROWING, CULTIVATING,
CULTIPACKING, ETC) TO A SMOOTH AND FRIABLE SEED BED.
E.WHEN OVERSEEDING AN AREA OF EXISTING VEGETATION - MOW EXISTING
VEGETATION AS NEEDED TO A HEIGHT OF 4-6 INCHES. DRAG A HARROW (OR
EQUAL EQUIPMENT) TO ROUGHEN THE SOIL SURFACE. THE INTENT IS NOT TO
REMOVE EXISTING VEGETATION BUT TO SCARIFY THE GROUND SLIGHTLY TO
ACHIEVE PROPER SEED TO SOIL CONTACT.
F.FOR OPTIMAL RESULTS IT IS RECOMMENDED THAT ALL HYDROSEEDED AREAS
BE IRRIGATED BY A FULLY AUTOMATIC UNDERGROUND IRRIGATION SYSTEM.
HEADS SHALL BE SPACED NO MORE THAN 100% DIAMETER OF SPRAY
PATTERN. HYDROSEEDED AREAS SHALL BE IRRIGATED ON SEPARATE
HYDROZONES THAT WILL ALLOW IRRIGATION TO BE REDUCED AS SEED AREAS
ARE ESTABLISHED.
3. PRODUCTS
A.CONTRACTOR SHALL PROVIDE SEED THAT IS FRESH, CLEAN, DRY AND
COMPLIANT WITH AOSA'S JOURNAL OF SEED TECHNOLOGY; RULES FOR
TESTING SEEDS FOR PURITY AND GERMINATION TOLERANCES.
B.SEED MIX SHALL BE AS FOLLOWS:
·SEE SCHEDULE.
C. NUTRITIOUS FIBER MULCH MATERIAL: NUTRI BASE MULCH FROM 'QUATTRO
ENVIRONMENTAL' OR SIMILAR PRODUCT OF ORGANIC, PROTEIN RICH FIBER
MULCH MATERIAL FREE OF GROWTH OR OTHER GERMINATION INHIBITING
PRODUCTS.
D. ORGANIC SOIL AMENDMENT: NUTRI BOOST FROM 'QUATTRO ENVIRONMENTAL'
OR SIMILAR PRODUCT.
E. TACKIFIER: M-BINDER MULCH TACKIFIER SOIL STABILIZER BY ECOLOGY
CONTROLS FROM 'GRANITE SEED' OR SIMILAR PRODUCT.
F. EROSION CONTROL BLANKETS: BONTERRA FROM 'TERRA ENTERPRISES' OR
SIMILAR PRODUCT AND ASSOCIATED STAPLES.
4. SEEDING
A.DO NOT SEED AREAS IN EXCESS OF THAT WHICH CAN BE MULCHED ON THE
SAME DAY.
B.OVERSPRAY ONTO ROADS, WALKS, TREES, STRUCTURES WILL NOT BE
ACCEPTED. OVERSPRAY SHALL BE CLEANED IMMEDIATELY.
C.DRILL SEEDING IS RECOMMENDED FOR ALL SLOPES LESS THAN 4:1
·MOISTEN SOIL LIGHTLY IF SOIL IS DRY TO THE TOUCH.
·SOW SEED WITH A SPREADER OR DRILL SEEDING MACHINE. DO NOT
BROADCAST WHEN WIND VELOCITY EXCEEDS 5 MPH.
·EVENLY DISTRIBUTE SEED AT THE RECOMMENDED RATE BY SOWING EQUAL
QUANTITIES IN TWO DIRECTIONS AT 90 DEGREE ANGLES TO EACH OTHER.
·DRAG A HARROW, ROLLER OR SIMILAR EQUIPMENT TO WORK THE SEED INTO
THE SOIL TO A DEPTH OF 1/4-1/8 INCH. IF USING A DRILL SEEDING MACHINE
THIS STEP CAN BE SKIPPED.
·IMMEDIATELY PROTECT SEED BY APPLYING HYDRAULIC SLURRY OF
NUTRITIOUS FIBER MULCH AND TACKIFIER. USING EQUIPMENT SPECIFICALLY
DESIGNED FOR HYDRAULIC APPLICATION.
D. HYDROSEEDING IS RECOMMENDED FOR ALL SLOPES GREATER THAN 4:1.
·MIX SEED AND ORGANIC SOIL AMENDMENT IN WATER PER MANUFACTURER'S
RECOMMENDATIONS. APPLY SLURRY IN EQUAL QUANTITIES IN TWO
DIRECTIONS AT 90 DEGREE ANGLES TO EACH OTHER.
·AFTER HYDROSEEDING, TRACK IN SEED USING A CLEATED CRAWLER WITH
TRACK MARKS PERPENDICULAR TO THE SLOPE. AFTER TRACKED, MULCH
SLOPE WITH NUTRITIOUS FIBER MULCH AND TACKIFIER PER MANUFACTURER
RECOMMENDATIONS.
·IMMEDIATELY AFTER MULCH AND TACKIFIER APPLICATION, COVER SEEDED
SLOPES THAT ARE GREATER THAN 2:1 WITH EROSION CONTROL BLANKETS
INSTALLED PER MANUFACTURER RECOMMENDATIONS. ANCHOR BLANKETS
LOOSELY AND IN FULL CONTACT WITH THE SOIL. OVERLAP EDGES
APPROXIMATELY 2 INCHES AND STAPLE. INSTALL BLANKETS SO EDGES ARE
SHINGLED AWAY FROM PREVAILING WINDS. OVERLAP BLANKET ENDS BY 6
INCHES, UPPER EDGE OVER LOWER, AND STAPLE. REMOVE EXCESS
BLANKET MATERIAL AT THE END OF SLOPE AND ANCHOR.
5. SEEDING TIME
A.THE OPTIMAL SEEDING TIME SHALL BE IN THE SPRING AS SOON AS THE SOIL IS
WORKABLE BETWEEN MARCH AND MID MAY. THIS PLANTING TIME PROVIDES
THE OPTIMUM WEATHER CONDITIONS FOR GERMINATION AND SURVIVAL. SEED
WILL REQUIRE APPROXIMATELY (90) DAYS OF FAVORABLE GROWING
CONDITIONS TO GERMINATE AND BECOME ESTABLISHED FOR SUCCESSFUL
SURVIVAL IN MINIMAL SUMMER PRECIPITATION.
B.IRRIGATION IS RECOMMENDED FOR ALL SEEDED AREAS FOR SUCCESSFUL
GERMINATION. SEE GENERAL NOTES 3.E. IF IRRIGATION IS NOT INSTALLED,
OPTIMAL SEEDING TIME SHALL BE IN THE FALL BETWEEN MID OCTOBER AND
MID NOVEMBER. KNOWN AS DORMANT SEEDING, IT ENSURES THE SEED DOES
NOT GERMINATE PRIOR TO FREEZING WINTER TEMPERATURES AND SEED
SHOULD BE IN PLACE FOR EARLY SPRING RAINS.
6. FERTILIZATION
A.ADDITIONAL FERTILIZER PRODUCT IS NOT RECOMMENDED FOR
REVEGETATION AREAS DUE TO PROMOTION OF WEED COMPETITION. IF
WEEDS EXIST IN APPLICATION AREA PRIOR TO APPLICATION, CONTACT
OWNER'S REPRESENTATIVE FOR REMOVAL GUIDELINES.
7.MAINTENANCE
A.MAINTENANCE SHALL BEGIN IMMEDIATELY AFTER EACH AREA IS SEEDED AND
CONTINUE NO LESS THAN THE FOLLOWING PERIOD: 180 DAYS FROM DATE OF
APPLICATION. IF MAINTENANCE PERIOD HAS NOT FULLY ELAPSED BEFORE THE
END OF PLANTING SEASON, MAINTENANCE PERIOD SHOULD CONTINUE NEXT
PLANTING SEASON UNTIL FULL PERIOD IS FULFILLED.
B.RESEED AREAS WHICH SHOW BARE SPOTS GREATER THAN 5X5 INCHES EVERY
21 DAYS AFTER APPLICATION.
C.MINIMUM ACCEPTABLE COVERAGE IS 80 PERCENT AFTER ONE FULL GROWING
SEASON.
D.PROTECT SEEDED AREAS FROM TRAFFIC AND OTHER DISTURBANCES WITH
APPROPRIATE SIGNAGE OR SIMILAR METHOD DURING THE MAINTENANCE
PERIOD.
8. EROSION CONTROL
A.UNDER NORMAL CIRCUMSTANCES AND ADHERENCE TO THE PRACTICES
DESCRIBED HEREIN, THE EROSION CONTROL MEASURES SHOULD PROVIDE A
STABLE SLOPE CONDITION. TO AVOID INCIDENTAL EROSION, ONCE PREPPED,
SLOPES SHALL REMAIN UNDISTURBED UNTIL SEED GERMINATION AND
ESTABLISHMENT.
B.80 PERCENT VEGETATION COVER IS RECOMMENDED FOR SUCCESSFUL
EROSION CONTROL. SURFACE CONDITIONS SHOULD BE MONITORED WEEKLY.
C.IF EROSION IS OBSERVED DUE TO EXCESSIVE RAINFALL OR OTHER ACTIVITIES,
ONE OR MORE REMEDIAL BEST MANAGEMENT PRACTICES SHALL BE APPLIED
AS EARLY AS POSSIBLE. FOR GUIDANCE CONTRACTOR SHALL REFER TO
IDAHO DEPARTMENT OF ENVIRONMENTAL QUALITY CATALOG OF
STORMWATER MANAGEMENT BMPS AND/OR THE PROJECT GEOTECHNICAL

for compliance with the City of Caldwell specifications.
This review does not relieve the owner, engineer, or
contractor of the responsibility to design and/or
construct these facilities in compliance with all current
applicable federal, state, and local laws, rules,
regulations, ordinances, orders of decisions,
development agreements, or specifications.
Inconsistencies not isolated by City staff shall not be
construed as approved unless specifically addressed
as a variance and granted by City Council as a
variance. The City retains the right to enforce
provisions of said document and policies even if
inconsistencies are not noted by the City. Any
revisions of these approved plans will require a
resubmittal for a full review and approval.

PART 1 - GENERAL
1.1 RELATED DOCUMENTS AND REFERENCES:

1.2 SUBMITTALS
A.Samples for Verification shall be submitted to Owner's Representative
for each of the following:
1.Certificates of inspection as required by governmental authorities.
2.Manufacturer or vendor certified analysis for soil amendments and
fertilizer.
3.Label data substantiating that plants, trees, shrubs, and planting
materials comply with specified requirements.
4.Mulch: (1) one pound minimum for each color and type required, in
plastic bags labeled with color, size and supplier information.
Submit for review a minimum of (1) one week prior to full quantity
delivery and installation.
1.3 QUALITY ASSURANCE
A.Contractor Qualifications: The installing Contractor firm shall have at
least three (3) years of successful experience of similar scope of work
for the successful establishment of exterior plants.
1.Field Supervision: When planting is in progress, Contractor shall
maintain an experienced full-time foreman on the Project Site.
B.Source Quality Control:
1.General: Ship landscape materials with certificate of inspection
required by governing authorities and comply with regulations
applicable to landscape materials.
2.Substitutions: Substitutions are not allowed without prior written
authorization from Owner's Representative. If specified landscape
materials are not obtainable, Contractor shall submit proof of
non-availability to Owner's Representative along with proposal of
equivalent material.
3.Trees, Shrubs, Groundcovers: Provide trees, shrubs and
groundcover of quantity, size, genus, species, and variety shown
that comply with requirements of ANSI Z60.1 “American Standard
for Nursery Stock.” All plant material shall be grown in recognized
nursery containers in accordance with good horticultural practice
and free of disease, insects, eggs, larvae, and physical defects such
as knots, sun scale, injuries, abrasions.
4.Labels: At least one tree and one shrub of each variety shall be
labeled with attached waterproof tab with legible designation of
botanical and common name.
5.Uniformity: Where formal arrangements of consecutive order of
trees or shrubs are shown, select stock for uniform height and
spread.
6.Review: The Owner's Representative may inspect trees and shrubs
either at place of growth or at the project site for compliance with
size, health, quality, character, etc. Owner's Representative retains
the right to further inspect trees and shrubs for size and condition of
root balls, insect infestation, and other defects, and to reject any
unsatisfactory material at any time during the process of selection,
delivery, installation period.
a)The Contractor shall bear all costs related to plant rejections
due to failure of the review process.
b)All plants rejected shall be immediately removed from the
site and acceptable plants should be provided in a timely fashion
that does not interfere with Project scheduling.
1.4 DELIVERY, STORAGE, AND HANDLING.
A.Trees and Shrubs: Do not prune trees and shrubs before delivery,
except as approved by Owner's Representative. Protect bark,
branches, and root systems from sun scald, drying, sweating,
whipping, and other handling and tying damage. Do not bend or
bind-tie trees or shrubs in such a manner as to destroy their natural
shape. Provide protective covering of plant material during delivery.
Take necessary steps to avoid dropping plant material during delivery.
Handle all container grown and/or balled and burlapped stock by the
root ball.
B.Deliver all plant material after preparations for planting have been
completed and install immediately. If planting is delayed more than 6
hours after delivery, set plants in a location protected from sun, wind,
and mechanical damage. Keep all plant material well-watered during
the storage period.
1.Do not remove container-grown stock from containers before time
of planting.
2.Cover balled and burlapped stock with soil, peat moss or other
acceptable materials to keep from drying out.
3.Water root systems of all plant material stored on-site with a fine
mist spray. Water as often as necessary to maintain root system in
a moist condition.
C.Sod: Time delivery so that sod will be placed within 24 hours after
stripping. Protect sod against drying and breaking.
D.Seed and Other Packaged Materials: Deliver packaged materials in
original, unopened containers showing weight, certified analysis, name
of manufacturer. Seed specifically shall label with variety of seed,
percentage of germination, and weed content.
E.Bulk Materials:
1.Do not dump or store bulk materials near structures, utilities,
walkways and pavements or on existing turf areas or plants.
2.Provide erosion control measures to prevent erosion or
displacement of bulk materials, discharge of soil bearing water
runoff, and airborne dust reaching adjacent properties, water
conveyance systems, or walkways.
F.Contractor is responsible for keeping project site clean and disposing
of delivery / packaging materials on an as needed basis to keep an
orderly appearance.
1.5 PROJECT CONDITIONS
A.Utilities: Contractor shall verify actual grade elevations, service and
utility locations, irrigation system components, and location of any
other construction elements adjacent to location of new plantings prior
to proceeding with planting work.
1.Contractor is responsible for knowing and avoiding the location of all
utilities. For dig-a-line services call toll free 1-800-422-4133 or the
State's local number, at least two working days before installation
begins.
2.Contractor shall work in such a manner to avoid possible damage to
existing utilities. Hand excavate as required. Maintain grade stakes
until removal is mutually agreed upon by parties concerned.
3.Do not interrupt services or utilities to facilities occupied by Owner
unless with prior written approval from Owner's Representative.
B.Adjacent Landscape: Protect planted areas adjacent to construction
work. Replace or recondition to prior conditions prior to project
completion.
C.Grading: Any berming and grading shown on plans shall have gradual
transitions to existing or engineer proposed grades. Fine grading shall
not change flow direction of surface drainage or swales as shown on
engineering plans.
1.6 SEQUENCING
A.Planting Time: Proceed with landscape installation as portions of the
site become available, working within seasonal limitations for the type
of landscape work required.
1.Install planting material during normally accepted planting season
between March 15 and November 15.
2.Correlate planting with specified maintenance period to provide
maintenance from date of substantial completion.
B.Coordination with Lawn: Trees and shrubs shall be installed after final
grades are established and prior to planting of lawn, unless otherwise
accepted in writing by the Owner's Representative. If planting of trees
and shrubs must occur after lawn installation, the Contractor shall take
necessary precautions to protect the lawn and promptly repair areas
damaged due to planting activities.
1.7 PROJECT WARRANTY
A.Warranty: Warrant the following plant material for the warranty period
indicated, against defects including death and unsatisfactory growth,
except for defects resulting from inadequate maintenance, neglect or
abuse by Owner, or incidents that are beyond the Contractor's control
such as, abuse or damage by others, or unusual phenomena.
1.Warranty Period for Trees and Shrubs: 12 months from date of
Substantial Completion.
2.Warranty Period for Ornamental Grasses / Perennials: 12 months
from date of Substantial Completion.
3.Warrant Period for Lawns: through specified maintenance period.
4.At minimum, warranty replacement shall include removal of dead or
unhealthy plant material during warranty period. Replace trees and
shrubs which are in unhealthy condition at or before the end of
warranty period, unless directed by Owner's Representative that it is
advisable to extend warranty period for a full growing season.
5.Unhealthy plant material is defined as: any plant material that is
more than 75% dead at the end of the Warranty Period.
PART 2 - PRODUCTS
2.1 TOPSOIL
A.Topsoil shall be defined as the surface layer of soil that is fertile,
friable, natural loam, that is reasonably free of subsoil, clay lumps,
brush, weeds, litter, stumps, stones larger than two (2) inches in any
direction, and other materials toxic to plant growth.
1.Contractor shall obtain and send a minimum of three (3) samples of
topsoil from varied locations on the Project Site for testing. See
testing requirements below. The Contractor shall notify the Owner's
Representative sufficiently in advance that the necessary
measurements and tests cannot be made without altering the
project schedule.
2.Contractor shall be responsible for all coordination and payment of
all testing, purchasing and installation of laboratory recommended
soil additives. Compost shall be added regardless of test results.
3.If regenerative noxious weeds are found to be present in the soil,
remove all resultant growth including roots throughout one-year
period after acceptance of work at no cost to Owner.
B.If quantity or quality of stockpiled topsoil is insufficient, suitable topsoil
will need to be secured from an off-site supplier. The topsoil shall be
as described in Item A. The Contractor shall locate and obtain the
supply, subject to the approval of the Owner's Representative. The
topsoil shall be hauled to the site of the work and placed for spreading
or spread as required. Any topsoil hauled to the site of the work and
stockpiled shall be rehandled and placed without additional
compensation.
1.Imported topsoil from local sources or from regional areas shall
have similar soil characteristics to that found at Project Site. Obtain
topsoil only from naturally, well drained sites where topsoil occurs in
a depth of not less than four (4) inches. Do not obtain from marshes
or bogs.
2.Contractor shall submit soil report on imported topsoil that is
proposed for use. Report shall meet composition standards below.
Compost shall be added regardless of test results.
C.Composition: Topsoil shall contain 1% to 20% organic matter as
determined by the Organic Carbon, 6A Chemical Analysis Method as
described by USDA Soil Survey Investigation Report No.1. Maximum
particle size 3/4 inch, with maximum 3% retained on a 1/4” screen.
1.Other components shall conform to the following:
a)pH 6.5-7.5; Soluble Salt 600 ppm maximum; Silt 25%-50%;
Clay 10%-30%; Sand 2%0-50%
D.No topsoil shall be delivered in a frozen or muddy condition.
2.2 SOIL AMENDMENTS
A.pH: when pH does not meet these specifications, commercial grade
aluminum sulfate shall be used to adjust pH.
B.Compost: Blended and ground leaf, wood and other plant-based
material, composted for a minimum of (9) nine months. Source shall
be an industry standard, commercially prepared and sold product.
C.Commercial Fertilizer: Furnish commercially manufactured, standard
brand slow-release fertilizer for plant material. Product shall be
supplied in new, waterproof containers and clearly labeled as to
weight, manufacturer and chemical composition. Store in a clean, dry
area and protect from deterioration.
1.Tree and Shrub: Agriform 20-10-5 slow release - 5 gram, or equal
product.
2.Lawn (Sod) Preparation: 16-16-16 standard brand fertilizer applied
to the bed prior to sodding at the manufacturer's recommended rate.
3.Lawn (Seed) Preparation: If drill seeding, apply fertilizers according
to manufacturer's guidelines and mix into bed prior to seeding.
4.Lawn Fertilization: Espoma Organics 9-0-0 all season, or equal
product applied to the lawn three to four weeks after sod installation
at the manufacturer's recommended rate.
5.Herbicide: Oxadiazon 2G, or equal product pre-emergent for topical
application in planter beds. Apply to planter beds according to
manufacturer's recommended rates. Do not apply in areas to
receive seed and / or bulbs.
2.3 PLANT MATERIAL
A.General: Furnish nursery-grown plant material complying with ANSI
Z60.1, with healthy root systems developed by transplanting or root
pruning. Provide well-shaped, fully branched, healthy, vigorous stock
free of disease, insects, eggs, larvae, and defects such as knots, sun
scald, injuries, abrasions, and disfigurement.
1.All plant material shall be acclimated to local outdoor growing
conditions for a period of no less than one week prior to delivery to
Project Site.
2.If formal arrangements or consecutive order of plant material is
shown on appropriate plans, plant material shall be selected to have
uniform height and spread, to assure symmetry in planting.
3.Ensure a minimum of 50% of each variety of plant material is
labeled securely with an attached, waterproof tag bearing legible
designation of botanical and common name. Remove tags after
installation.
B.Deciduous Trees: Provide trees of caliper size shown on schedule
with branching and root ball size consistent with ANSI Z60.1 for type
and species specified. Trees shall be single stem, unless otherwise
specified.
C.Deciduous Shrubs: Provide shrubs of container size shown on
schedule with no less than the minimum number of canes required by
ANSI Z60.1 for type and height of shrub.
D.Coniferous and Broadleaf Evergreens: Provide evergreens of height
shown on schedule. Provide normal quality species with well-balanced
form that complies with the requirements of ANSI Z60.1 for
evergreens.
2.4 LAWN MATERIAL
A.Sod: Provide strongly rooted sod, not less than (1) one growing
season old and is free of weeds and undesirable grass species.
Provide only viable (not dormant) sod capable of growth and
development immediately upon planting.
5.Sod shall be of uniform pad or rolls. Broken or uneven products will
not be acceptable.
6.Sod shall be composed of locally harvested Rhizomatous Tall
Fescue (RTF) or other fescue blend that displays low water use and
heat tolerance.
B.Grass Seed: Fresh, clean, dry, new-crop seed complying with AOSA's
'Journal of Seed Technology' Rule for Testing Seeds' for purity and
germination tolerances.
1.Seed Species: Seed of grass species as follows, with not less than
95 percent germination, not less than 85 percent pure seed, and not
more than 0.5 percent weed seed. All species shall be ranked in the
top 15% of NTEP Trials in the Northwest for turf seed rankings with
proven positive results for wear, color, drought tolerance and
disease tolerance.
2.Hydro-Mulch (Hydraulically Applied Erosion Control Products
(HECPs)): Provide biodegradable, in a dry condition and free of
noxious weeds, chemical printing, ink, germination inhibitors,
herbicide residue, chlorine bleach, rocks, metal, plastic, and all
other materials detrimental to plant life. Product shall be suitable for
spreading with a hydroseeder and may be furnished premixed by
the manufacturer with an organic tackifier.
2.5 MISCELLANEOUS MATERIALS
A.Antidesiccant: Provide water insoluble emulsion permeable moisture
retarder for trees and shrubs. Deliver in original, sealed and fully
labeled containers and mix according to manufacturer
recommendations.
B.Mulch: Provide rock mulch for planting beds to be crushed black and
tan rock mulch (1) one inch maximum size. (3) inches thick in all areas
designated as planter beds.
C. Stakes: Necessity of staking shall be verified by Owner's
Representative prior to install.
1.Furnish Wood Stakes: 2 inch x2 inch x10 feet new, treated
Lodgepole or Cedar poles: free of knots, cross grain and other
defects. Stakes shall be pointed at one end.
2.Furnish nonabrasive tree guying material that is flat, woven,
polypropylene material, 3/4 inch wide and 900 .pounds break
strength. Color: Green.
PART 3 - EXECUTION
3.1 GENERAL EXAMINATION AND PREPARATION
A.General Contractor shall be responsible for excavating landscape
areas to appropriate depths for placement of topsoil and mulch as
specified herein.
B.Protect structures, utilities, sidewalks, pavements, other facilities, and
existing plant material from damage caused by planting operations.
C.Ensure planting areas are free from extraneous debris prior to plant
installation
D.Layout individual tree and shrub locations prior to planting by placing
plants in their containers above the surface in the specified planting
location or place a labeled stake at the planting location. Layout
bedlines with paint per plan. Adjust locations when requested and
obtain Owner's Representative's acceptance of layout before planting.
Make minor adjustments as necessary.
3.2 PLANTING SOIL PREPARATION
A.Mix specified compost with topsoil prior to planting or apply layer of
compost to surface of topsoil and mix thoroughly before plant
installation.
B.Compost:
a) Lawn Areas: 1/4 compost : 3/4 topsoil
b)Shrub Areas: 1/3 compost : 2/3 topsoil
C.Fertilizer: per manufacturer recommendations
3.3 LAWN PREPARATION (Sod/Hydroseed/Seed)
A.In areas of lawn installation above existing subgrade, scarify the
subgrade to a minimum depth of (4) four inches with the teeth of a
backhoe, loader bucket or other suitable device.
B.Immediately install planting soil to the following depth and protect from
traffic.
1.Lawn: (6) six inches minimum.
3.4 PLANTING BED PREPARATION
A.In areas of planting soil installation above existing subgrade, scarify
the subgrade to a minimum depth of (6) six inches with the teeth of a
backhoe, loader bucket or other suitable device.
B.Immediately install planting soil to the following depths and protect
from traffic.
1.Planting Beds: (8) eight inches minimum.
2.Curbed Islands / Medians: (18) eightteen inches minimum.
C.Apply pre-emergent at the manufacturer recommended rates.
3.5 EXCAVATION FOR TREES AND SHRUBS
A.Excavation of Pits: Excavate pits with sides 45 degree sloped inward.
Subgrade under root ball shall be kept undisturbed to reduce settling.
Scarify sides of pit that may have been smoothed or smeared.
1.Excavate two times as wide as root ball diameter.
2.Do not excavate deeper than height of root ball when measured
from root flare to the bottom of root ball.
3.Do not excavate subgrades of adjacent paving, structures,
hardscape or other new or existing improvements.
4.Keep excavations safely covered or otherwise protected after
working hours or when unattended by installer's personnel.
5.If hardpan or other unexpected rock obstructions detrimental to tree
or shrub health are encountered, notify Owner's Representative
prior to proceeding.
6.If subsoil conditions exhibit evidence of unexpected water seepage
or retention, notify Owner's Representative prior to proceeding.
3.6 TREE AND SHRUB PLANTING
A.B&B stock: Excavate pits with sides 45 degree sloped inward.
Subgrade under root ball shall be kept undisturbed to reduce settling.
Scarify sides of pit that may have been smoothed or smeared.
1.Prior to plantings, verify that root flare is visible at top of root ball
according to ANSI Z60.1, If not visible, remove excess soil in a level
manner from the root ball to where the topmost root emerges from
the trunk.
2.Set balled and burlapped stock plumb and in center of the planting
hole. Ensure top of root ball is at same elevation as adjacent
finished landscape grade.
3.Carefully remove all twine, rope, wire, nails, ties and burlap from top
and sides of root ball. Burlap may be retained on bottom.
4.Backfill with planting soil around root ball. When root ball is
approximately one half filled, settle soil around root ball base with
water prior to adding upper level.
5.Apply tablet fertilizer according to manufacturer recommendations.
6.Continue backfill process. Water again after placing final layer of
soil.
7.Root flare must be visible. Do not cover the top of root ball with soil.
8.Water thoroughly within 4 hours of installation until no more water is
absorbed.
B.Container Stock: Set stock plumb and in center of the planting hole,
as specified for B&B stock. Remove container by making (2) two slits
on opposite sides of container. Remove bottoms of wooden boxes
after partially backfilling.
1.Backfill as specified for B&B stock.
C.Remove all tags/flagging/and other non-biodegradable materials from
plant material immediately after installation.
D.Trees planted within lawn areas shall be planted within a (3) three inch
depth / (5) five inch diameter minimum mulch ring. Mulch shall be
within (1) one inch, but not contacting trunk.
E.If weather conditions dictate, apply an anti-desiccant to provide an
adequate file over leaves, branches, and stems.
F.At time of planting prune only dead, dying, or broken branches.
G.Plant material found not to be in compliance with these guidelines will
be rejected and shall replanted at the direction of the Owner's
Representative.
3.7 TREE STABILIZATION
A.If approved or requested by Owner's Representative, staking shall
occur as follows:
1.Use 2 stakes per tree in conditions under normal wind (below 100
mph). Space stakes evenly around tree.
2.Use 3 stakes per tree in conditions under high wind (above 100
mph). Space stakes evenly around tree.
3.Contractor to determine if project site experiences winds high
enough to require 3 stake option.
4.Prior to staking, Contractor shall verify location of existing utility and
/ or irrigation lines.
5.Drive stakes a minimum 18 inches into subgrade and extend
upward to at least the bottom of first branches.
6.Set stakes to avoid penetrating root balls / root masses.
7.Stake placement shall not interfere with natural branching pattern.
8.Support trees with flexible ties at contact points of tree trunk.
9.Allow enough slake to avoid rigid restraint of the tree.
10.Wire shall not touch or rub trunk or branches.
11.Staking is not recommended in high pedestrian areas.
12.Contractor shall remove all staking materials at the end of the
warranty period.
3.8 SOD INSTALLATION
A.Any sod areas that have become compacted prior to sod installation
shall be scarified to a depth of (6) six inches by teeth of a backhoe,
loader bucket or other suitable device.
B.Fine grade to meet lines, grades, and elevations shown and lightly
moisten before planting if soil is too dry.
C.Lay sod within 24 hours of receiving shipment. Do not plant sod if
ground is frozen.
D.Sod shall be brought onto lawn areas by wheeled means with proper
protection of sod beds. Sod layers shall be experienced. Constant
foreman supervisor shall be provided in inexperienced.
E.Sod shall be laid tight with no gaps. Allowance shall be made for
shrinkage. Lay sod with long edges perpendicular to primary slope.
Butt ends and side of strips do not overlap. Stagger strips to offset
joints in adjacent courses. Work on boards to avoid damage to
planting soil or sod. Tamp or roll lightly to ensure contact with soil.
Work sifted soil into minor cracks and remove any excess to avoid
smothering live grass.
F.After installation sod shall be rolled with a two hundred (200) pound
roller to insure contact with soil and sod. Final rolling shall provide a
uniform surface. After final rolling sod shall be watered immediately
with a fine spray. Approval of sod lawn shall be based upon a uniform
surface, with healthy and vigorous growth. No dead or dry spots will
be accepted.
G.Sod shall be separated from directly adjacent planting beds by an
industry standard V-cut trench, unless other edging material is shown
on plans.
3.9 SEEDING
A.Moisten areas if soil is dry to touch. Water thoroughly and allow
surface to drain prior to applying seed. Do not apply seed to areas of
standing water.
B.Drill seeding is recommended for use on slopes less than 4:1.
1.Sow seed with spreader or drill seeding machine. Do not broadcast
or drop seed when wind velocity exceeds 5 mph.
2.Evenly distribute seed by sowing equal quantities in two directions
at right angles to each other.
3.Do not use wet seed or seed that is moldy or otherwise damaged.
4.Do not seed against existing trees. Limit seed application to outside
edge of planting saucer.
C.Sow seed at a rate recommended by distributor.
D.Rake seed lightly to incorporate seed into top 1/4 to 1/8 inch of soil,
roll lightly, and water with fine spray.
E.Apply hydromulch using equipment suitable for hydraulic application.
F.Water newly planted areas and keep moist until grass is established.
3.10 HYDROSEEDING
A.Hydroseeding is recommended for use on slopes greater than 4:1
1.Mix specified seed, fertilizer, and hydromulch in water, using
equipment specifically designed for hydroseed application. Continue
mixing until uniformly blending into homogeneous slurry suitable for
hydraulic application.
2.Apply slurry uniformly to all areas to be seeded in a one-step
process. Apply slurry at a rate so that mulch component is
deposited at not less than 1500 lb./acre dry weight, and seed
component is deposited at not less than the specified seed-sowing
rate.
B.Sow seed at rate recommended by distributor.
C.Water newly planted areas and keep moist until grass is established.
3.11 SOD ESTABLISHMENT
A.Contractor shall be responsible for the first mowing and any
subsequent mowings and fertilizing necessary until Final Acceptance.
B.Mowing shall be conducted with an industry standard mower with
blades set at (2) two inches high.
C.Fertilization shall occur at (3) three to (4) four weeks after installation.
Apply at manufacturer's recommended rate.
3.12 PRUNING AND MAINTENANCE
A.Begin maintenance immediately after each area is planted and
continue until stated Final Acceptance.
B.Maintain plantings by pruning, watering, weeding, restoring planting
saucers, repairing tree stabilization devices, resetting proper vertical
position and other operations as necessary to establish healthy, viable
plantings. Spray or treat as necessary to keep plant material free of
pests and disease. Use integrated pest management, when possible,
to minimize use of pesticides.
C.Maintain lawns by watering, weeding, mowing, trimming, and other
operations such as regrading or resodding to establish a smooth,
acceptable lawn that is free from erosion or bare areas.
D.Begin maintaining immediately after each area is planted and continue
until satisfactory turf is established, but for not less than the following
periods: 60 days from the final inspection and acceptance.
1.When maintenance period has not elapsed before end of planting
season, or if turf is not fully established, continue maintaining during
next planting season until accepted by the owner.
3.13 SATISFACTORY TURF
A.Sod installation shall meet the following criteria determined by the
Owners Representative:
1.Satisfactory Sodded Lawn: At the end of the maintenance period, a
healthy, well-rooted, even-colored, viable lawn has been
established, free of weed, open joints, bare areas and surface
irregularities.
2.Satisfactory Seeded Lawn: At the end of the maintenance period, a
healthy, uniform, close stand of grass has been established, free of
weeds and surface irregularities, with coverage exceeding 90
percent over any 10 square feet and bare spots not exceeding 5
inches by 5 inches.
3.14 CLEAN UP AND PROTECTION
A.During installation of plant material, keep adjacent hardscape and
construction area clean and always work in an orderly condition. Clean
up waste material, including trash and construction debris, and legally
dispose of them off Project Site.
B.Protect existing and newly installed plant material from damage due to
landscape operations, operations by other contractors and trades, and
other potentially harmful activities. Maintain protection during
installation and maintenance periods. Treat, repair or replace
damaged plant material as directed by Owner's Representative.

PART 1 - GENERAL
1.1 DESCRIPTION
Provide all labor, tools, materials, tests, equipment permits, etc., for installing
the landscape irrigation system as specified and shown in the drawings.

1.4 SUBMITTALS
A.Within 30 days after receipt of Owner's Notice to Proceed Contractor shall
submit:
1.Manufacturer printed product information / cutsheets for all
components;
2.Shop drawings: layout, location and type of head / valve, piping
circuits, circuit GPM, pipe size, controllers and accessories;
3.As-Built drawings at project completion;
4.Operations and Maintenance information: parts list, maintenance
schedules and procedures for system, winterization protocol, watering
schedule;
5.Warranties and guarantees;
6.Backflow prevention device certification per manufacturer
requirements.
1.5 SYSTEM GUARANTEE
A.Guarantee in writing all materials and workmanship for one year after
Substantial Completion. Repair or replace defects during that period at no
cost to the Owner.
B.Fill and replace all depressions as necessary in lawn and planting beds
which may result from the settlement of irrigation trenching for one year
after Substantial Completion.
1.6 SYSTEM REQUIREMENTS
A.Design Requirements:
1.Minimum water coverage:
a)Lawn: 100%, head to head double coverage
b)Planter beds: Drip / Micro irrigation coverage to each plant
2.Irrigation spray shall not direct water onto building exterior surfaces,
foundations or exterior paved surfaces. Nor shall the system generate
excessive runoff;
3.Ensure matched precipitation rates within each valve;
4.Separate circuits for high and low demand areas, such as shrub beds
and lawn;
5.Label reclaimed water equipment with standard purple color
equipment;
6.Design zones for optimal pressure and efficiency;
7.Install pressure regulating as needed;
8.Install approved backflow prevention assemblies per local codes;
9.All equipment shall be purchased new from a reputable certified
dealer.
1.7 QUALITY ASSURANCE
A.Contractor shall have 3 years of experience in similar work, with on-site
supervision during installation. Must be licensed in the work's state.
B.Follow Irrigation Association Best Management Practices. Any
contradictory installation must be rectified at no cost to the Owner.
C.Install only in suitable weather conditions. Do not proceed with installation
in periods of heavy rain, or other detrimental weather conditions i.e. frozen
ground.
1.8 DELIVERY, STORAGE, AND HANDLING
A.Deliver piping with factory applied end caps and protect from damage, dirt,
and moisture.
B.Store piping out of direct sunlight;
C.Support pipes to prevent bending and sagging;
D.Contractor is responsible for all damage or loss of stored materials.
1.9 PROTECTION
A.Ensure proper safeguards to prevent accidents or damage to persons and
property.
B.Protect existing structures, plantings, utilities, and adjacent properties.
Repair any damage at Contractor's expense.
C.Identify and avoid utilities. Call Dig-a-Line toll free at 1-800-422-4133 at
least two working days before construction.
1.10POINT OF CONNECTION
A.Contractor shall comply with all requirements of water supply utility
company for prevention of backflow and back-siphonage.
1.11 CUTTING, PATCHING, TRENCHING, AND DIGGING
A.Contractor shall do all cutting, fitting, trenching, or patching as required to
complete the project.
PART 2- PRODUCTS
2.1 PIPING MATERIAL
A. Use compatible manufacturers for pipes and fittings.
A. Plastic Pipe:
1.Must be free of defects and clearly marked with manufacturer's name,
size, class and pressure rating.
2.Pressure main line: Schedule 40 solvent weld;
3.Lateral lines: Class 200 PVC;
4.Sleeving: Class 200 PVC; four (4) inch minimum or double the size of
the largest working pipe, whichever is greater;
5.Fittings: Schedule 40 solvent weld;
6.Solvent: NSF approved solvent for Type I and II PVC.
C. Polyethylene Pipe: Class 100 UV resistant
D. Drip Line: UV resistant, min. 0.6GPH drippers at 18” spacing. Complete
system with same manufacturer flushing valves, filters air relief valves.
2.2 BACKFLOW PREVENTION DEVICE
A. The backflow prevention device shall be certified for use per local and
state codes and be listed on U.S.C's “List for Approved Devices.”
2.3 BACKFLOW PREVENTER CAGE
A. A heavy-duty steel mesh cage with rust proof finish, tamper proof lock,
green or approved color on a concrete base or as required by
manufacturer.
2.4 VALVES
A. Manual Valves: direct burial rated, 150 PSI rating, treaded connections
with cross type handle designed to receive operating key.
B. Automatic Circuit Valves: high impact plastic with corrosion resistant
internal parts, electrically operated with flow control capability for manual
operation, normally closed, commercial grade.
C. Drip Kits: all-in-one kit with filter and pressure regulator, electrically
operated, and commercially grade.
D. Quick coupler valves: one piece, heavy duty, brass or bronze with 150 PSI
rating, built in flow control and self closing valve.
2.5 PRESSURE REGULATOR
A. Pressure regulator shall be certified to NSF/ANSI 372 consisting of low
lead bronze body, separate access cap shall be threaded to the body and
shall not require the use of ferrous screws.
2.6 SPRINKLER BODIES
A. All nozzles and bodies shall be from the same manufacturer, appropriate
for area and flow.
B.All low elevation sprinkler heads shall have check valves installed to limit
flow runoff.
2.7 AUTOMATIC CONTROLLER
A. Furnished controller shall be an industry standard, commercial grade unit
with evapo-transpiration or other weather sensor and ability to self adjust
based on local climatic conditions. Fully contained in a weather resistant,
lockable box. Wire per manufacturer recommendations.
2.8 CONTROLLER DECODERS
A. Per the controller manufacturer's specifications.
2.9 MISCELLANEOUS EQUIPMENT
A. Valve boxes: high impact, green in color. Visual modifications to valve
boxes accommodate poorly located lateral lines, mainlines, or valves will
not be accepted. Modifications to valve boxes are only allowed on the
bottom of the box not visible from top view.
1.Size: as required for valves and service, generally:
a).20 inch x 12 inch rectangular (remote control valves drain
valves, air relief valves and electrical pull boxes)
b).24 inch x 13 inch rectangular (remote drip valves)
c).6 inch round (drip air relief valves and drip flush valves)
B. Valve cover: lockable, compatible with valve box.
C. Drainage backfill: clean gravel or crushed rock, 3/4 inch minimum depth.
D. Tracer tape: (3) three-inch-wide industry standard locator tape.
2.10EQUIPMENT TO BE FURNISHED TO OWNER
A. Two (2) sets of keys for each automatic controller.
B. Two (2) 48-inch tee wrenches for operating the gate valves.
C. Three (3) sets of special tools required for removing, disassembling and
adjusting each type of sprinkler and valve supplied on this project.
D. Five (5) Extra sprinkler heads, nozzles, shrub adapters, nozzle filter
screens, for each type used on the project.
E. Two (2) quick coupler keys to match manufacturer type of quick coupler.
F. As built / record drawings and Controller Run Schedule.
PART 3 - EXECUTION
3.1 GENERAL REQUIREMENTS
A.Install system to provide adequate protection against freeze damage.
B.Install system per approved drawings. All deviations from plans must be
clearly recorded on record drawings.
C.Do not exceed recommended head spacing shown on drawings for any
given area. If any modified spacing made at the decision of the Contractor
demands additional material than shown on the drawings, it shall be at no
cost to the Owner.
D. Locate all underground utilities. Protect all existing structures and utilities
in place. Repair or replace said structures or utilities damaged by this work
at no cost to Owner.
E.Irrigation plan layout is diagrammatic. The mainline and other related
irrigation equipment is often shown within paving for clarity only. The actual
location of irrigation equipment shall always be located inside landscape
areas. Minor adjustments to the system to conform to site conditions are
acceptable.
3.2 SLEEVING
A.Coordinate with other trades as necessary to install necessary sleeving.
1.All sleeves shall extend a mininmum of 12 inches beyond all
hardscape edges.
2.All sleeving shall occur in bundles of two (2) unless otherwise
approved.
3.All sleeves shall include detectable tracer tape.
3.3 TRENCHING AND BACKFILLING
A.Trenching and backfilling per ISPWC Section with no abrupt grade
changes.
1.Mainline and sleeving: minimum 24 inches - maximum 30 inches.
2.Laterals: minimum 12 inches - maximum 18 inches.
3.Surround all lines with 2 inch minimum of clean and rock free material
on all sides.
3.4 PIPE INSTALLATION
A.General Pipe Installation
1.Exercise caution in handling, loading and storing of plastic pipe and
fittings to avoid damage.
2.Lay PVC in accordance with standard practice. Thrust blocks to be
used at points of intersection and change of direction in main line.
Install manual drains.
3.PVC joints shall be solvent weld. Cut pipe, deburr, wipe surface clean
of all saw chips, dust, dirt, moisture and all foreign matter which may
contaminate the cemented joint. Apply cleaner / primer and solvent
cement, make joints in accordance with any manufacturer's
recommendations. Use Teflon thread sealant tape at all threaded
joints.
4.Dripline shall be placed in shallow trench (2) two inches below finish
topsoil grade and below specified mulch. Lay in uniform linear pattern
in planting beds with rows 24 inches apart maximum. Coil 20 linear
feet around base of each tree. Staple at 36 inch maximum offsets.
Flush all lines with full head of water prior to installation of flush valves
at end of circuit runs. Install flush valve at end of each circuit run.
Stainless steel clamps if pressure exceeds recommended rating for
perma-loc fittings.
5.Contractor shall be responsible for sizing all circuit pipe. Water
velocity in pipes shall not exceed five feet per second. Minimum pipe
size shall be one inch.
3.5 FLUSHING
A.Cap pipe openings to prevent debris.
B.After completion and prior to the installation of any terminal fittings, the
entire pipeline system shall be thoroughly flushed to remove dirt, debris or
other material.
3.6 HYDROSTATIC PRESSURE TESTING
A.After flushing, and the installation of valves the following tests shall be
conducted in the sequence listed below. The Contractor shall furnish all
equipment; materials and labor necessary to perform the tests and all tests
shall be conducted in the presence of the Owner's Representative, if
requested.
B.Water pressure tests shall be performed on all pressure main lines before
any couplings, fittings, valves and the like are concealed.
C.Immediately prior to testing, all irrigation lines shall be purged of all
entrapped air or debris by adjusting control valves and installing temporary
caps forcing water and debris to be discharged from a single outlet.
D.Test all pressure main line at 100 PSI for a minimum of 30 minutes with an
allowable loss of 5 PSI without introduction of any additional service or
pumping pressure.
E.Retest as required until the system meets the requirements. Any leaks,
which occur during test period, shall be repaired immediately following the
test. All pipes shall be retested until final written acceptance.
F.The Contractor is responsible for providing documentation stating the
weather conditions, date, the start time and initial water pressure readings,
the finish time and final water pressure readings and the type of equipment
used to perform the test.
G.Submit a written report of the pressure testing results with the other above
required information to the Owner's Representative for approval.
3.7 BACKFLOW PREVENTER TESTING
A.The backflow prevention assembly shall be tested according to procedures
and results per the requirements of the Foundation for Cross-Connection
Control and Hydraulic Research, University of Southern California or
American Water Works Association, whichever is more stringent.
B.Testing shall be performed by a Backflow Prevention Assembly Tester with
a current certification from the American Backflow Preventer Association.
3.8 INSTALLATION OF EQUIPMENT
A. Pressure Regulator (if necessary):
1.Set regulator for required PSI per manufacturer's specifications.
B. Valves:
1.Install check valve(s) approximately at locations necessary to prevent
low head run off.
2.Install isolation valve(s) on main line, approximate equal spacing,
intervals of approximately 500 feet and locate prior to all hardscape
crossings or as shown on appropriate plans.
3.Install no more than (2) two drip kit valves per valve box.
4.Install no more than (2) two remote control valves per standard valve
box and (3) three per jumbo valve box.
5.Remote control valve manifolds and quick coupler valves shall be
separate, allowing use of a quick coupler with all remote-control
valves shut off.
6.Install valve boxes parallel to each other when practical.
7.Allow 12 inches of clearance between adjacent valve boxes.
8.Install each quick coupler valve in its own valve box with thrust blocks.
9.Install thrust blocks on quick couplers.
10.Install quick coupler on main line with approximate equal spacing at
intervals of 200 feet.
11.Locate all valves 6 inches - 12 inches off of paved surfaces, when
practical for ease of access.
C. Sprinkler Heads:
1.All main lines and lateral lines, including risers, shall be flushed and
pressure tested before installing sprinkler heads.
2.Install specified sprinkler heads as shown in details at locations shown
on the drawings. Adjust layout for full coverage, spacing of heads shall
not exceed the maximum spacing recommended by the manufacturer.
3.All sprinkler heads shall be set perpendicular to finish grade.
D. Irrigation Controller:
1.Contractor shall be responsible to provide 120 volt power and all
required circuits from the electrical panel to the irrigation controller,
size wire and conduit as required.
2.Remote control valves shall be connected to controller in an intuitive
numerical sequence.
3.Controller shall be tested with complete electrical connections. The
Contractor shall be responsible for temporary power to the controller
for operation and testing purposes.
4.Connections to control wiring shall be made within the pedestal of the
controller, when applicable. All wire shall follow the pressure main
insofar as possible.
5.Make all electrical splices in boxes only. All joints shall be waterproof.
Scotch-Loc connectors or similar product.
6.Provide 36-inch loop in wires at each valve where controls are
connected and at 100 feet maximum intervals between.
7.The tracer wire shall be placed on the bottom of the trench under the
vertical projection of the pipe with spliced joints soldered and covered
with insulation type tape.
E. Adjustment and Coverage Test
1.Adjustment and Coverage Test:
a)The Contractor shall flush and adjust all sprinkler heads, valves
and all other equipment to ascertain that they function according to the
manufacturer's data.
b)Adjust all sprinkler heads not to overspray onto walks, roadways
and buildings when under maximum operating pressure and during
times of normal prevailing winds.
c)System is workable and efficient. Coverage of water afforded to all
areas shall be complete, adequate and uniform. Change heads,
nozzles, and or make necessary adjustments to provide uniform and
balanced coverage.
3.9 CLEAN-UP
A.During installation and after completion, Contractor shall remove trash and
debris as necessary to keep an orderly appearance of project site and / or
neighboring right of ways and property.
3.10GENERAL MAINTENANCE AND WINTERIZATION
A.General maintenance shall begin immediately after installation of the
irrigation system. The period shall include the following:
1.On a weekly basis the Contractor shall keep the irrigation system in
good running order and make observations on the system for proper
coverage and operation. Repair and clean to keep system fully
operational.
2.Record recommended controller schedule and turn over to Owner's
Representative at time of Final Acceptance.
3.Provide winterization of the system at the end of the first season of
operation and review procedures with Owner's Representative.
4.Maintenance Period: 60 days from final installation and acceptance.
5.One Year Warranty Review: Schedule with owner for follow up and
one-year post installation review of the project. Contractor shall
correct deficiencies which are identified for replacement under the
one-year warranty.
3.11 RECORD DRAWINGS
A.Contractor shall maintain accurate records of all installed work and
deviations from original design and provide to Owner's Representative
upon finalizing system.
3.12 WARRANTY
A.All work and materials shall be guaranteed to give satisfactory service for a
period of one (1) year from the date of final Acceptance.
B.Should problems develop due to inferior or faulty workmanship the
contractor shall correct the problem at no expense to the Owner.
C.The warranty period will not begin until the entire system is operable, and
the Owner's Representative has observed operation of all irrigation zones,
and all outstanding items are resolved. The contractor shall provide As
Built/Record Drawings during the observation period to confirm accuracy
and completeness.1

for compliance with the City of Caldwell specifications.
This review does not relieve the owner, engineer, or
contractor of the responsibility to design and/or
construct these facilities in compliance with all current
applicable federal, state, and local laws, rules,
regulations, ordinances, orders of decisions,
development agreements, or specifications.
Inconsistencies not isolated by City staff shall not be
construed as approved unless specifically addressed
as a variance and granted by City Council as a
variance. The City retains the right to enforce
provisions of said document and policies even if
inconsistencies are not noted by the City. Any
revisions of these approved plans will require a
resubmittal for a full review and approval.
