The final plat comprises 26 single-family residential lots and 5 common lots, covering a total of 9.78 acres. The site is located southwest of the Homedale Rd and S 10th Ave intersection (Parcel R3267800000). Zoning for the property is designated as R-1 (Low Density Residential). Heights at Verbena Ranch Subdivision No. 1 features a minimum lot size of 5,200 SF, a maximum of 8,056 SF, and an average of 5,925 SF. Usable open space includes the main amenity for the preliminary plat area, which features the following amenities: patio with a fire pit and shade shelters, walking paths, and green space. Other usable open spaces separate from the main amenity area include further walking paths and green space. The usable open space percentage for this phase is 18%. Caldwell City Council approved the Planned Unit Development (PUD) and Preliminary Plat for Heights at Verbena Ranch Subdivision on May 5th, 2025. The final plat is in conformance with all conditions of approval and requirements of the order of decision for the PUD and Preliminary Plat. The PUD allows for deviations from required dimensional standards typical of the R-1 zoning designation. The dimensional standards as established by the PUD, specifically for Heights at Verbena Ranch, are as follows: • Max Height: 30’ • Front Yard Setback (Living Area): 10’ • Rear Setback: 10’ • Interior Side Setback: 5’ • Minimum Interior Lot Size: 5,000 SF • Minimum Corner Lot Size: 5,000 SF The Development Agreement does not allow for any further deviations from established zoning district regulations and standards for Heights at Verbena Ranch. This plat is in conformance with all other conditions and requirements of the PUD and preliminary plat. Thank you for your time and consideration of this final plat application.
