RE: Case Number ANN25-000009, SPP25-000012
TO: Caldwell Planning and Zoning Commissioners:
Thank you for the opportunity to comment regarding the annexation of (1) parcel (R2799800000)
proposed zoning of R-2.
I am in opposition to the current proposal to zone this parcel from agriculture to R-2.
The area in which the developer wants to build a residential subdivision with 32 building lots does not fit
into our neighborhood. The area where we live, consists of large lots with one home, or smaller lots
with a single home and a garage.
1) The impact that 32 units will have on noise, traffic and parking, will adversely impact homes on
Linden, Marshall Place, Dorman Street, and Quail Meadows subdivision. Neither Linden or Dorman
Street (which are narrow roads) are equipped to accommodate the increase in traffic from 32 units. All
the lots surrounding the proposed development are large lots providing residents a quiet neighborhood.
By allowing the developer to add that many units in such a small space will adversely impact the quality
of life that each of us purchased when we bought our homes (decades ago for many of us).
2) The developer's attorney communicated to home owners that his development and the development
he is proposing across the street on 14 acres, where he wants to build an additional 66 units, will in
fact drop the water table. Dropping the water table will adversely impact all of the home owners on
Linden and Dorman who have wells.
When a homeowner decides to purchase a home, location is at the top of the list. We bought our home
in this area because it was the place we wanted to raise our kids. My husband was raised in this home,
surrounded by agricultural land and homes sitting on large lots. We and our neighbors bought our
homes here because we wanted a farm/agriculture surroundings. We all bought our properties in good
faith, trusting that the zoning in this area would stay firm (either agriculture or R-1).
The developer that purchased the property knew it was zoned agriculture and everything around it is
zoned R-1. Please maintain the current zoning standards in this area by not allowing high density
housing units to be built.
Please oppose the zoning of R-2 for this parcel.
