For value received Wayne Eskew, Trustee of The Eugene E. Eskew Testamentary Trust,
dated May 3, 2005, and The Estate of Jessie Eskew, acting through its Personal Representative,
Wayne Eskew (Canyon County Case No. CV14-21-3885) (together as "Grantor"), does hereby
convey, grant, bargain, sell and convey unto Hubble Homes, LLC, an Idaho limited liability
company, ("Grantee"), whose address is 701 S Allen St., Ste. 104, Meridian, Idaho 83642, and its
successors and assigns forever, the following described real prope1ty situated in Canyon County,
State ofldaho:
See Exhibit "A" attached hereto and incorporated herein by reference.
Together with all and singular the tenements, hereditaments and
apputtenances.
Together with all water, water rights, well rights, ditches and rights of
way for ditches appmtenant thereto or in anywise appe1taining.
Together with any and all mineral rights appmtenant thereto or in
anywise appertaining.
SUBJECT to the exceptions hereinafter identified, including any
exceptions that would be shown on a title policy.
TO HAVE AND TO HOLD the said premises, with their appurtenances unto the said
Grantee, its heirs and assigns, in fee simple, subject to the following: all reservations in patents or
state grants or in the laws authorizing the issuance thereof; the bonded debt of all taxing units; all
zoning requirements and restrictions provided by any fire, building, plumbing, electrical and other
similar codes imposed by any governmental unit; all repayment contracts between any irrigation
district and the United States; all easements and rights of way under, over and across the premises
regardless of how evidenced or acquired and whether the same appears of record or not; terms of
any Agreement pursuant to which this deed was executed; and exceptions that would appear on
any title insurance policy applying the real property provided by Grantor to Grantee.
WARRANTY DEED -I
Apart from the warranty of title expressed herein, the real property is sold in its present AS
IS condition in all respects, including but not limited to, its title, boundaries, water rights,
environmental condition, zoning, appmienances, and improvements located thereon.
This Deed shall be binding upon and inure to the benefit of the parties hereto, and their
respective heirs, administrators, personal representatives, successors, and permissible assigns.

declared that he is the Trustee of The Eugene E. Eskew Testamentary Trust and the Personal
Representative of The Estate of Jessie Eskew, and whose name is subscribed to the foregoing
instrument, and acknowledged to me that he executed the same.
