REQUEST FOR INFORMATION
The Planning and Zoning Division is requesting additional information be provided for each land use case as requested by the Mayor and City Council.
SUBJECT: Gem State Auto Dr.
REQUEST SUMMARY: The applicant, Paul Bailey of Gem State Auto Dr., on behalf of Linden Business Plaza LLC, is requesting approval of a special use permit for a new auto repair business
to be located within an existing business park. The site is zoned M-1, General Industrial, and auto repair is considered a specially permitted use in this zone. There are three existing
buildings on site, and no new development is proposed at this time. The 3.44 acre development is located at 4018 E. Linden St., more specifically on the south side of W. Linden St.,
between Aviation Way and Interstate-84, in Caldwell, Idaho. he applicant, Ardurra, on behalf of Land Ex Soterra LLC, is requesting approval of a development agreement modification,
a rezone, and approval of a preliminary plat modification for Soterra Subdivision No 2. The applicant proposes to rezone 11.38 acres of the site from C-2 to R-2 to accommodate 51 single
family lots. The remaining 4.39 acres would remain as Community Commercial. The entire phase 2 site is designated as Community Commercial within the Future Land Use Map, which is compatible
with both R2 and C-2 zoning. The 15.77 acre site (R3258300000 and R3258301100) is located on the southwest corner of the intersection between E. Ustick Rd. and S. Kimball Ave, in Caldwell,
Idaho.

The Caldwell Fire Department has benchmark standards for the organization and deployment of fire suppression operations, emergency medical operations, and special operations to the public.
This standard provides for a travel time of 4:00 minutes, 90% of the time to reach emergency incidents within their jurisdiction with the first arriving unit.
