The Engineering Department provides the following comments on a request by North Ranch LLC, is
requesting a Development Agreement Modification to the North Ranch DA to permit a large scale
multi-family dwelling development with 98 residential dwelling-units and a hotel. The 3.9 acre site is
located between Haystack Way and Saddle Ave., approximately 550 feet north of the intersections
with Highway 20/26.
General
1. The Engineering Department does not have an issue with this request. As long as the below
items are addressed with site development.
• Applicant shall retain all storm water onsite within a storage facility to contain the 100yr
event within a perpetual easement designed to comply with the City Storm Water Policy.
• Applicant shall use non potable pressure irrigation for all landscape onsite.
• Applicant will be required to pay Traffic Impact fees to be assessed with the submittal of
building permits.
