North Ranch has quickly emerged as a dynamic area that now includes retail, commercial, industrial, medical services, and Vallivue schools. Adding housing to this full-service area is a natural next step. The proposed 98 apartment units will be located near jobs, services, and retail, filling a critical void in the local housing market and further diversifying the housing options available in this part of Caldwell. In addition, the proposed hotel is an excellent fit for North Ranch. The east side of I-84 currently lacks sufficient hotel accommodations. With the future opening of a 55,000-square-foot St. Alphonsus Medical Center and the planned development of a cancer center, nearby hotel rooms will be in high demand. Beyond serving medical visitors, additional lodging will benefit major regional events. For example, Caldwell hosts BMX competitions in Sky Ranch, including a recent national tournament, as well as tournaments at the GALS softball fields, both of which attract significant tourism. The project also aligns with growth at the Caldwell Executive Airport, where the runway expansion from 5,500 feet to 6,900 feet is expected to attract additional leisure travel and corporate freight opportunities. With more than 64 businesses already operating in the nearby Sky Ranch development (including the corporate headquarters of CBH Homes and D&B Supply) we anticipate increased visits from business partners and corporate travelers who will benefit from expanded hotel options. Overall, this project represents a tremendous opportunity for our community. The Haystack project will provide much-needed housing options, support tourism, and create additional lodging capacity to meet the needs of both visitors and residents. It is a project that strengthens North Ranch as a complete and thriving business center and enhances Caldwell’s ability to grow sustainably.
