your property located at 519 South 12 Avenue. We appreciate your commitment to
ensuring that your facility is accessible and compliant with applicable codes and
regulations.
After reviewing the some of the details of your building and its intended use, we have
determined that the installation of an elevator is required under the current ADA Standards
for Accessible Design, as well as the applicable provisions of the 2018 International
Building Code (IBC) adopted by our jurisdiction. Specifically, multi-story facilities that
provide public services, this would open areas to the public and fill it would be a great
addition to the building.
We understand that adding an elevator can be a significant undertaking, both in terms of
cost and construction logistics. Our office is available to work with you to review design
options, timelines.
We are committed to helping you achieve compliance in a way that supports both your
operational needs and the rights of all community members to access your facility.
Some of the requirements would be as follows .
A- 2017 ISPC . Plumbing systems shall not be located in an elevator shaft or in an elevator
equipment room.
Exception: Floor drains, sumps and sump pumps shall be permitted at the base of the
shaft, provided that they are indirectly connected to the plumbing system and comply
with Section 1003.4.
B- 2018 IBC Chapter 30 , I would investigate this chapter for the design and construction
to include emergency communication and the safety standards.
