Attn: Sabrina Minshall, Hayden Homes of Idaho LLC email: Sabrina.minshall@hayden-homes.com RE: TER26-000002 – Painted Sage Subdivision Plat Extension Dear Ms. Minshall, We have received your request for a time extension for the Painted Sage Subdivision preliminary plat (PUD-20-02 and SPM25-000001). We have reviewed your request in accordance with criteria in Caldwell City Code Section 11-02-04 and have determined the following: 1. The plat, as previously approved, is still in the best interests of the safety, health, and general welfare of the city.
2. There have been no significant changes to the city code between the date of plat approval and the application date of the time extension request that would require substantial modifications to the lot layout. 3. No modification to the layout and design of the originally approved plat are proposed. 4. The plat still conforms with new or amended development master plans, including, but not limited to public facilities plans, pathways and bike routes plans, parks, and recreation
master plans. 5. The plat was still active and valid at the time of application submittal. 6. There are no outstanding code violations on the subject property or properties, to include land use violations. Based on the above findings, we have approved a plat extension of two (2) years contingent on the following engineering conditions: 1. Since the original application was approved, the City has adopted Traffic Impact fees, which will be due at the time building permits are pulled. 2. Water Availability Note: City of Caldwell Public Works Department has reviewed the recently adopted Caldwell Water Facility Plan System and determined that certain shortfalls exist in water pressure zone 2 south of Interstate 84, zones 3 and 4. While
these shortfalls are being remediated, the Engineering Dept. doesn’t contest the approval of the Preliminary Plat and the construction of onsite infrastructure, but reserves the right to hold any phase of final plat and associated building permits until adequate water is
obtained within the affected zone. The Applicant is encouraged to work closely with the Engineering Department to determine potential construction timing and impacts. The new plat expiration date is February 4, 2028. Please let me know if you have any questions.
