Project Narrative: Midland Meadows
Location: 10124 Lincoln Road, Caldwell, Idaho
This is a project narrative to the development of the Midland Meadows Subdivision:
• The current status of the subdivision development: The total project site is approximately
80.7 acres and is located on the west side of Midland Boulevard where Lincoln Road
intersects Midland Boulevard in Canyon County, Idaho. The northern 40-acre parcel lies
partially within the City of Caldwell Area of Influence and Comprehensive Plan Map/ the
Southern parcel is within Caldwell City limits.
Most of the property is currently being used for agricultural purposes. Two single-family
homes and a barn have been removed from the property. The remainder of the property
is unused. There are several gravel pits located between the property and the Boise River
to the north. Most of the properties in the area are being used for agricultural purposes.
• Reasons for needing and extension and/or renewal and why the original plat deadlines
cannot or could not be met: The original plat deadlines cannot be met primarily due to
factors outside the project scope. The timelines of this project were heavily influenced by
HWY 26 future improvement, especially the installation of the traffic light at the intersection
of Midland Boulevard and HWY 26. In addition, coordination with public utilities have
required major collaboration with multiple contribution parties and neighbors. As a result,
we need to apply for time extension.
• Future expected development timelines: The anticipated development timeline for the
project is as follows:

Construction Dec 2027
Final Inspection Feb 2028
Notes: Timeline may be adjusted based on permitting and weather conditions.
• Length of extension being requested: 2 years.
• Description of any changes between the original and proposed preliminary plat. (if
applicable): There are no changes between the original and proposed preliminary plat.
