PARCEL CONSOLIDATION
A parcel of land being Lots 5 & 6, Block 3, of North Ranch Business Park 7, according to the official plat
thereof, filed in Book 56 of Plats, Page 24, Records of Canyon County, located in the southeast quarter of
the southwest quarter of Section 24, Township 4 North, Range 3 West, Boise Meridian, City of Caldwell,
Canyon County, Idaho, being more particularly described as follows:
COMMENCING at the South One Quarter corner of said Section 24, (from which point the Southwest
corner of said Section 24 bears South 89° 49' 32" West, 2657.52 feet, distant), thence on south section
line of said Section 24, South 89° 49' 32" West, 706.10 feet; thence leaving said south section line, North
00° 39' 01" East. 642.362 feet, to a point common with the westerly right of way line of South Saddle
Avenue, the southeast property corner of said Lot 5 AND the POINT OF BEGINNING:
Thence on the south boundary line of said Lot 5, North 89° 46' 40" West, 246.85 feet, to the
south property corner common to said Lot 5 & 6;
Thence on the south boundary line of said Lot 6, North 89° 47' 20" West, 305.76 feet, to a point
common with the easterly right of way line of Haystack Way and the southwest property corner
of said Lot 6;
Thence on the west boundary line of said Lot 6, North 00° 27' 22" East, 180.05 feet to a point of
curvature;
Thence 131.27 feet on the arc of a curve to the left, having a radius of 370.56 feet, a central
angle of 20° 17' 46", and whose chord bears North 07° 14' 07" West, 130.58 feet, to the
northwest property corner of said Lot 6;
Thence on the northerly boundary line of said Lots 5 & 6, South 89° 20' 58" East, 571.12 feet, to
a point common with the westerly right of way line of South Saddle Avenue and the northeast
property corner of said Lot 5;
Thence on the easterly boundary line of said Lot 5, South 00° 39' 01" West, 305.20 feet to the
POINT OF BEGINNING.
The above-described parcel of land
contains 3.916 acres, more or less.
