Subject: Public testimony
Good Afternoon,
It is noted on the Comp Plan “Planning” page, that a hearing is scheduled for February 11th, however it is not listed
in the hearing calendar.
I would like to submit public testimony for the City of Caldwell Comprehensive Plan Update city council meeting as
follows:
1. The area of Midway and between Moss and Homedale (west side) should remain Neighborhood 2.
a. All of the adjoining land uses are less than 4 units an acre, and the proposed update would increase
the minimum density to 4 units per acre. This creates a poor transition to the existing uses. There
are several city developed subdivisions as well as county subdivisions out here which are extremely
unlikely to redevelop due to the lot sizes being under 1 acre.
2. Generally, I believe the plan calls for an excess of commercial uses. The plan should remain fiexible and
not require the “late comer” development to satisfy the commercial requirement to be met; speciflcally in
larger mixed use areas. I believe there is simply an excess of those land uses proposed, and an increase in
residential areas is needed.
a. Looking from a broader perspective, it seems the mixed use and commercial areas are excessive
compared to residential uses.
