Subject:Plans to increase the required density for development in our area.

To Morgan Bessaw, City Clerk and others:
We are concerned about the Comprehensive Plan proposed update that would
increase the required density for developments in our area.
Our concerns are as follows:
The proposed site plan PP-03 on Midway Road near Homedale.
This plan calls for 77 units to be built on three acres of land out of the eight-acre
parcel.
The design of the townhouses does not fit the designs of the nearby homes.
The 77 units would be towering over existing homes nearby and affect their privacy.
Traffic would be greatly increased from in already busy area. There are accidents
weekly on Midway Road.
This is not the right time for this development to be built because there are no traffic
lights or a way to widen the road to handle the increased traffic.
The area adjacent to our subdivision is designated to be Neighborhood 3 which
allows up to 20 units per acre (as a reference, our neighborhood is about 1.9 units per
acre)
The density does not fit with our area-not only our subdivision but the county
subdivisions near us are all larger lots.
The area is mostly developed already, and putting high density here doesn’t make
sense as it is not a good transition to the adjacent uses.
Finally, the design and size of the units will attract low-income homeowners and
renters which will drive property values down and crime rate up.
Please don’t approve this project.
