HomeMy WebLinkAboutTER25-000008 Ryans Crossing PUD Renewal (2) August 8, 2025 Attn: Mason Verner, Grandview Communities email: mason@grandviewcommunities.com RE: TER25-000008 – Ryan’s Crossing PUD Extension Dear Mr. Verner, We have received your request for a PUD extension of the Ryan’s Crossing Planned Unit Development (PUD21-000004). We have reviewed your request in accordance with criteria in Caldwell City Code Section 10-13-03 and have determined the following: 1. The PUD entitlements have not been expired for more than 12 months. 2. There are no outstanding code violations on the subject property or properties, to include land use violations. 3. The proposed development is still in substantial conformance with the Comprehensive Plan. 4. No modification to the layout/design of the originally approved PUD are proposed. Based on the above findings, we have approved a PUD renewal of eighteen (18) months contingent on the following conditions: 1. Since the original application was approved, the City has adopted Traffic Impact fees, which will be due at the time building permits are pulled. 2. The PUD must remain a single lot development and may not subdivide the duplex units into single-family attached townhome units. 3. Any civil drawings approved more than one year ago are expired and must be resubmitted for approval and must meet current code requirements. The new PUD expiration date is September 7, 2026.
