HomeMy WebLinkAboutDemond-LetterofOpposition_HuntersPath_8.21.25Attention Caldwell City Council Case #ANN25-000007,SPP25-000007 Hunters Path Subdivision Dear City of Caldwell Council Members: Our understanding is that surrounding subdivisions in our area have up until now been zoned R1. We also understand Caldwell's desired range was four to 20 units per acre in an R2 zone . Question: Why does this development, which is being presented today and to the affected neighbors originally as a single-family home development on individual lots need R2 zoning ? How does it differ from other developments in our area? Why would the city council grant R2 zoning if these plans do not require it? What is the plan moving forward for development? This area has the river nearby, which means home to deer and other wildlife. They are slowly being moved out and the area is not environmentally as desirable or safe as it has been in the past. We feel we are continually being misled. Concerns about housing density were expressed in the previous hearing as Aviation does not currently intercept Lincoln. All the traffic is going to be coming out of the smaller Marble front entrance to access shopping and the freeway. Neither Lincoln nor Marble Front are normal “through streets”. Marble front is already very busy. Cars race down from Mason street to the dangerous hill going up to Georgia. We consider it unsafe being used in its current capacity with all the increased population in just a few short years. Where is the outrage from the school district to this added population as they expressed when the new RV park was presented to the neighborhood? Another concern is will this type of zoning in our area encourage new plans to be submitted to build multi-unit buildings in future developments. It would be considerate to keep this area single family homes for people who have already invested here, some for many years, with the expectation that the area would remain so. Most roads in this area are not designed for the traffic load from denser housing. There is plenty of space around highway 20-26 and many have been and are being built. Why would a city concerned with safety approve denser housing in an area that would require lots of traffic to pass through neighborhoods with schools and single-family units to access the city?
