HomeMy WebLinkAboutAD25-000005_HermosaSalon Approval Letter September 19, 2025 Attn: Daphne Romani, Brio Architecture RE: Administrative Determination AD25-000005 – Hermosa Salon Dear Ms. Romani, We have received your request for an administrative determination on the required number of off-street parking spaces for a proposed Hermos Salon located at 4110 N. Kimball Ave. The property is zoned T-N, and the salon is a directly permitted use (Personal Services) and requires 1 parking space for every chair. The proposal includes a request for a salon with 17 chairs, and therefore 17 parking spaces are required by code for the use. However, 10-08-08-6 states that in the T-N and other Urban Core zoning districts, only ½ of the parking standards are required and they may be met using both on and off-street parking. Therefore, the applicant must provide 8 parking spaces either on or off site. According to the submitted plans, the applicant is proposing to create 2 off-street parking spaces on site, leaving a remaining 6 spaces to be provided on street. The applicant’s narrative states that the same block in front of the salon has 20 parking spaces on street that are infrequently used. The salon’s proximity to the downtown means that the salon is only 2 blocks from a bus stop and is easy walking distance to many public parking lots. The site is already fully built out and there is no possibility of creating more than the two proposed on site spaces. Due to the existing constraints, review of the code, and the abundance of on street and public parking in the vicinity, staff finds the proposed off-street parking request is appropriate and hereby approved.
