RE: Administrative Determination AD24-000013 – 3804 Lake Ave.
Dear Mr. Myers,
We have received your request for a deferral of frontage, landscaping, and paving
improvements at 3804 Lake Ave. associated with the construction of a new 6,000 sq. ft.
open air equipment storage building (BC24-000215).
Staff has reviewed the request as well as your proposal to dedicated right-of-way to the
City in-lieu of the required improvements. Due to the distance of the nearest adjacent
frontage improvements being in excess of 300 feet away, staff finds that deferral of the
frontage improvements and the required street landscape buffer is appropriate at this
time.
A draft deferral agreement has been provided to you with specification that no further
development shall occur on this site, other than for BC24-000215, without completion of
deferred infrastructure as described in the agreement.
Therefore, this administrative determination for deferral is approved, contingent on
signature and recordation of a binding deferral agreement with the City and dedication of
right-of-way.
