Hi,
We have received and gone through the associated plan review reports for Copper Pointe
Multifamily. Please see the following revisions to the plans in response to the review
comments.
SECOND REQUEST: Checklists are required for all applications. Please submit the following
completed checklists and ensure that all documents listed on the checklist have been submitted. Preliminary Plat Checklist: The prelim plat is missing quite a bit of information.
Response: The Preliminary Plat checklist has updated information. Please see DOC_Subdivision Preliminary Pl checklist_CopperPointe_V3
Planned Unit Development Checklist A revised checklist was submitted with all items checked as being located on the preliminary plat, but there is still information missing. Please see the attached checklist with comments. A Planned Unit Development Checklist was not submitted. SECOND REQUEST: The following documents must be completed and submitted. Response: Uploaded NOTE: The street name request form submitted was for Canyon County and not the City of Caldwell. Please click on the link provided above to fill out the appropriate form for Caldwell. 1. SECOND REQUEST: The narrative and the site plan indicate a mix of townhomes, fourplexes and multi-family dwelling units. However, according to the preliminary plat, the “townhomes” are proposed as four (4) attached units on a single parcel. Four (4) attached units on a single parcel are not classified as single-family attached dwellings (townhomes), they are multifamily 4-plex units. There is a land use difference between providing multifamily 4-plex units and single-family attached town homes. Townhomes would require each dwelling unit to be located on its own lot.
Please revise your narrative, preliminary plat and all other documents to list the appropriate
type of dwelling units in accordance with the definitions within Caldwell City Code.
Response: The site plan has been revised. The site plan now indicated a mix of townhomes,
fourplexs and rowhouses. Rowhouses were proposed instead of Townhomes. Please refer
to DOC_Narrative _CopperPointe_V3 & DWG_A-0.01 Site Plan_CopperPointe_V3.
