As a response, the project is now proposing an almost 10% reduction from the original approval. The new comprehensive plan guidelines do suggest allowing for up to 12du/acre with a density bonus program that is not in available the old code. This proposed development meets several of the criteria that the comprehensive plan suggests for a density bonus program. These criteria include housing mix, connectivity, public transportation, open and gathering spaces, and architectural design. The code does allow for flexibility in the zoning standards as part of the PUD application. As per Caldwell City Code 10- 03-07(6): “Modifications to other zoning and subdivision standards will be determined by the planning and zoning commission and city council on a case by case basis.” 1709 Logan Meadows Ln., Caldwell July 22, 2025 Hatch DesignArchitecture Solid row of Evergreen along west border of duplex Duplex contains garage parking 10’ Setback on west border of the duplex Comments on Duplex to the West: 10-foot setback on West border of the duplex Shifted Duplex to the East to allow a 10’ setback from the property line.
