On August 5th, the City Council approved a Municipal Services Agreement for Water Line Connection. As part of that Resolution # 245-24 the Owner Beverly White agreed to Annex into the City of Caldwell. Vicinity Map Address: 5021 S. Montana Ave, Caldwell Parcel#: R278340000 Owner: Beverly White Current Zone: Canyon County Agricultural Vicinity Map Acres: 18.62 acres of property Part of the Original Walker’s Acreage Lots 1-4 Two residential homes exist on one parcel North is Ferncroft Subdivision (R-1) South is Vallivue District Offices (R-1) West is Apple Creek Sub (R-1) East: Soon: Skyridge South Sub (R-2) A 30’ pathway on the East side of the property was deeded to the the City of Caldwell (but not officially annexed) Legal Description for Annexation is for 20.68 acres which includes: - Beverly White’s Parcel - The 30’ pathway owned by the City of Caldwell but not officially annexed - The 40’ ROW between White’s parcel and Vallivue School District. - Property to the center of Montana No New Developments Proposed With this annexation application, the owner is not proposing any new Developments. There are city sewer stubs to both residences, but the owners are not planning to connect to city sewer at this time. The land will be continue to be irrigated and farmed. When application was submitted, the City of Caldwell 2040 Comprehensive Plan was used to determine requested Zoning Designation: Requesting R-2 Property is in the Medium Density Residential Land Use Area. The new Caldwell Comprehensive Plan places property in Neighborhood 2 Surrounding Zoning North is R-1 Ferncroft Subdivision South is R-1 Vallivue District Offices West is R-1 Apple Creek Sub East R-2 Skyridge South Sub Thanks!
