HomeMy WebLinkAboutEmail from Engineering - SUP25-000005 Clarifications and Conditions (2)Outlook RE: SUP25-000005 Clarifications and Conditions From Steve Pendleton <spendleton@cityofcaldwell.org> Date Mon 2025-07-14 10:42 AM To Garline Davis <gdavis@cityofcaldwell.org> Garline, Thanks for sending this over but they are not going to be allowed to have a second access as specified within the roundtable. This also does not meet access spacing requirements or Middleton/Ustick access policy that was also adopted by the City here. Just be aware Engineering is not going to deviate from this requirement. I cannot imagine that this meets any secondary access for fire as well, as they are accessing the same roadway and again don’t meet spacing requirements for Fire. Please send me their revisions when available. When I informed them of the engineering's condion to remove one of the accesses to the site, it seems that they may dispute the condion and plan to submit an access evaluaon report next Monday. 7/16/25, 12:01 PM Mail - Garline Davis - Outlook https://outlook.office.com/mail/id/AAkALgAAAAAAHYQDEapmEc2byACqAC%2FEWg0AbCj1sCXHO0OUJmJUkKxSnAAAepVrogAA?nativeVersion=1.…1/4 From: Steve Thiessen <steve@hatchda.com> Sent: Wednesday, July 09, 2025 4:01 PM To: Garline Davis <gdavis@cityofcaldwell.org> Cc: Kirk <kirk@hatchda.com> Subject: Re: SUP25-000005 Clarificaons and Condions Hi Garline, We will resubmit the revised site plan tomorrow with the requested information. I did want to address the secondary access. That access is necessary for large trucks to exit the site. This will be a gated access and used once or twice a week. It will also be available as an emergency access for fire. The traffic engineer is currently finalizing the access evaluation report. We will be submitting that report for review early next week. I am in the process of finalizing the staff report for the RV storage and diesel repair project and would like to address a few items that require clarificaon or confirmaon. While I have not yet received a formal report from the Engineering Department, I have spoken with their staff directly. Based on our discussion, the project has received condional approval. The primary condion involves the removal of one of the site’s access points. I encourage you to contact the Engineering Department directly should you need further details. The Planning and Zoning Division has a few condions of approval as well. The landscape buffer behind Building C must be revised to match the landscaping standards applied throughout the rest of the site. Specifically, this area will need to include trees and shrubs to ensure consistency. Another condion will be that a cross-access easement must be recorded for Parcel C in the event that it is sold to an outside party in the future. Could you please confirm the number of service bays proposed within Building A? Addionally, I would appreciate a visual depicon of the proposed wrought iron fencing. While Planning and Zoning generally supports the use of wrought iron, it is important to verify that the spacing between the iron rods is sufficient to provide the required level of sight obscuraon. Please let me know if you have any quesons or need further informaon. I appreciate your assistance in moving this project forward.
