It is my intent as a part owner in the CH1.LLC Hangar Build to bring an
experience of Aviation to a Venue.
Potentially named Vertical Venues, will proved a 12,000 sq ft Hangar for tables
chairs, music entertainment, with the ability of the Patrons to decorate the massive area
themselves as well. We intend to have unique and or antique aircraft available for photo
opportunities. This idea is not new and I personally know of a few other Venues at
Airports out of State. We have the full support and verbal approval of the current Airport
Superintendent Scott Swanson along with a letter of agreement to use the Caldwell
Terminal Buildings parking lot after normal business hours and on weekends and
federal holidays.
The Hangar is currently being designed for this venue as Assembly (A2) and
requirements for that are costly, involving fire suppression and monstrous bathrooms.
● Food will not be cooked in the building
● Alcohol will not be sold in the building (Without event alcohol permit per event if
applicable)
● Events will be held:
○ after 5pm on fridays
○ All day saturdays and sundays and federal holidays
■ No interruption of Airport duties/ or terminal staff will happen as the
events will be afterhours.
● Parking is being made into the HANGAR design, 8-10 spots
○ Letter of Allowance and approval attached and authorized by airport
superintendent Scott Swanson for after hours usage of Terminal Building
Parking lot for the events.
○ Parking will fit 150-200 patrons potentially
● Event Staff ( no less than 2) will always be onsite to maintain control and security.
This venue will introduce people to aviation,
The Hangar Buildout will bring in Lease Funds to airport and city
The Hangar Buildout will bring Property taxes to the City
Venues of this kind will bring people from outside the area to local hotels and eateries
for the events.

Additionally for this SUP, we need an authorization permit in addition to the Venue, to
build the Hangar on the airport property which is currently zoned M1 and will shortly be
zoned AD. In the mean time to expedite we need SUP for Hangar to be built on M1,
