HomeMy WebLinkAboutADR25-000004_MIdway Townhomes Approval July 16, 2025 Attn: Matthew Lundstrom matt@stackrockgroup.com RE: Administrative Development Review ADR25-000004 – Midway Townhomes Subdivision Dear Mr. Lundstrom, We have received your request for an administrative development review for an updated landscape plan for Midway Town Homes Subdivision, originally approved as SUP-21-08. The updated landscape plan provides the following: • A 22’ 7” street landscape buffer along Cleveland Blvd. • One tree for every 35 ft. of frontage along Cleveland Blvd. for a total of 14 trees • One shrub for 7’ of frontage along Cleveland Blvd., for a total of 71 shrubs • Three parking islands within the southerly parking area to meet parking spacing requirements. • Trees from four of the parking islands and end caps have been relocated to other areas of the site due to utilities located under the islands. • Shrubs from one of the islands have been relocated due to utilities. • Hydroseeded native fescue instead of sod along the Moses Drain to comply with Pioneer Irrigation District requirements. Caldwell City Code 10-07-08 at time of building permit submittal required a 20 foot buffer along all collector roadways with 1 tree for every 35 feet of frontage and 1 shrub for every 7 feet of frontage. Staff has reviewed the provided landscape plan and determined that the applicant has provided adequate width of buffer as well as sufficient trees and shrubs. Additionally, the applicant complies with all parking lot landscaping requirements. Therefore, this administrative determination is approved; please let me know if you have any questions.
