To whom it may concern:
My name is Ardelle Davenport. My husband Rich and I live in the London Park Subdivision.
We oppose the building of Springhouse Townhomes PUD
According to Triple Dot Development LLC’s own website, Cougar Crossing located off KCID Rd. in Caldwell, is
marketed as 88-unit town houses for rent. It is likely that due to the size of the Springhouse Townhomes and
a lower price point, these too will become rentals and negaƟvely affect the properƟes in the surrounding
communiƟes.
Anybody who has been in the Real Estate business knows that introducing rental townhomes or apartments
bring property values down. Not because we are being criƟcal of others who don’t have the funds to own
their home but property owners vs. renters have more of an investment in keeping their home up and rentals
negaƟvely affect property values.
According to an area realtor, once these townhouses are built, we could all experience a drop in property
value of our homes 50K to 100K.
Cramming 50 homes in this area will also cause a parking issue. Most of the occupants of these homes will
have 2 to 4 vehicles each and will cause a parking shortage of which the surrounding neighborhoods will share
the burden. Look around at the surrounding communiƟes who’s houses and properƟes are small in square
footage, they don’t use their garages for parking their vehicles, therefore mulƟple cars are in their driveways
and on the streets.
Postal service has not kept up with the growth in Caldwell. Many of us have had problems with the mail
delivery service. In the past 5 years, we have not had a permanent carrier assigned to our subdivision unƟl
recently and she was taken out due to an accident that totaled her car while delivering mail.
A couple of weeks ago, while in line at the Caldwell post office, the postal clerk told a woman who has been
coming to pick up her mail for the last 3 months, that they sƟll did not have keys for her cluster box and it may
take several weeks longer. Due to the increased volume of new homes, they have not been able to provide
the keys or cluster boxes yet.
In addiƟon to the above-menƟoned issues that less homes with a larger footprint and single level would be a
beƩer fit for the area. Single level homes would protect the privacy of surrounding homes. Less homes would
also be beƩer considering the parking, traffic and traffic accident problems.
