Mr. Dodson,
I have some questions and concerns about the Verbena Ranch proposal. I know there is a
meeting tonight but my husband has a kidney stone and impending surgery for it and makingtonight's meeting is impossible.
I am concerned that the application speaks about being compliant with R-1 zoning, yet 76% ofthe single family proposed lots are only 4,500 sq. ft or less of the 877 listed in Table 1 on page
7. With regard to the Traffic Impact Study, one paragraph is all that I saw, I must confess, I only
made it through the first 100 pages, there are no time lines for addressing the increased trafficand how this will be remediated.
Water only received 1 sentence, and with the issues already facing the community, I don't seehow adding that many dwelling units can help the situation.
I would also like to mention, after looking through the sketches, they are lovely, but shouldn'twe consider using native xeriscape? All the trees and lovely green lawns will require
WATER! As that is a precious commodity, using native species and landscaping would reducethe cost and need for as much water.
I would very much like to discuss these issues with you. I'm hoping you can provide clarity.I wonder what the impact fees are for a development this size and do they adequately
compensate for the needed upgrades to meet concurrency.It seems to my husband and I that this is just too big a development and if scaled down would
be better for the community.Thank You,
