This existing building is located on a corner lot at 6th Ave. and Blaine Street; we have two primary facades that need to meet the required 50% transparent fenestration. There will be no issue in meeting this requirement with the 6th avenue façade with the addition of a window or two. Though, due to the existing conditions of this CMU building, remodeling the Blaine Street façade will not be an easy nor cheap task. This addition of 50% glazing is a major remodel to that façade and has the potential of causing issues to the structural integrity of the building with the amount of glazing that would need to be added. This remodel will spruce up the entirety of the existing building and will meet all other Design Review, Caldwell Comprehensive Plan, & Downtown Framework Masterplan requirements/goals.
