Dear Mr. Glancey,
We have reviewed your request for a reduction in the standards outlined in City Code
Section 10-12-05(5)(7)(G), specifically the requirement for 50% transparent fenestration
on the Blaine Street façade of the building at 222 S. 6th Avenue. The code requires that at
least fifty percent (50%) of the façade area between two feet (2') and ten feet (10') above
ground level consist of transparent fenestration.
Upon evaluating the existing conditions and structural limitations, we acknowledge that
compliance with this requirement would necessitate substantial structural modifications.
In light of these constraints, your request for a reduction is hereby approved, with the
condition that the reduction applies solely to the current dimensions and configuration
of the existing fenestration on the Blaine Street façade.

Dear Caldwell Planning & Zoning,
We are looking to apply for an Administration Determination in regards to seeking a
reduction in the required 50% transparent fenestration for primary facades on an existing
CMU building. This existing building is located on a corner lot at 6th Ave. and Blaine
Street; we have two primary facades that need to meet the required 50% transparent
fenestration. There will be no issue in meeting this requirement with the 6th avenue
façade with the addition of a window or two. Though, due to the existing conditions of
this CMU building, remodeling the Blaine Street façade will not be an easy nor cheap
task. This addition of 50% glazing is a major remodel to that façade and has the potential
of causing issues to the structural integrity of the building with the amount of glazing that
would need to be added.
This remodel will spruce up the entirety of the existing building and will meet all
other Design Review, Caldwell Comprehensive Plan, & Downtown Framework
Masterplan requirements/goals.
