Board Members Present: Arnoldo Hernandez, Estella Zamora, Jim Porter, Adam Garcia,
Robert Acosta, Sid Freeman, and Patricia Benedict.
Board Members Absent: Patricia Benedict
Staff Members Present: Mike Dittenber, Teresa Sanchez, Marisela Melchor, Dominique
Moreno, Edwin Lara, and Rosario Soto
Guests Present: None
In Order of Business
1. Roll call and call to order:
Arnold called the meeting to order at 12:05 p.m.
2. Agenda Approval
Estella Zamora made a motion to approve the November meeting agenda, seconded by Adam
Garcia, and approved by the Board at 12.06 p.m.
3. Approval of the November 2024 Meeting Minutes
Adam Garcia made a motion to approve the November 2024 meeting minutes with corrections,
seconded by Jim Porter, and approved by the Board at 12:08 p.m.
4. Review Year End Financial Report
Rosario Soto provided the financial report and updated the Board. He indicated CHA was dipped
into its saving by $305,000 over the last several months. He explained that CHA is losing
approximately $47,000 a month in vacancies. He advised them of a long waiting list, but the
vacancies are a result of 11 no -payment eviction that happened during December and the first
part of January. He suggested labor costs are increasing, and it might be time to consider contract
labor for some functions at Farmway. Finally, he mentioned the tight financial situation would
change once the new rents took effect and the capital financing for the Rice House was
approved. Jim Porter made a motion to approve the December financials, seconded by Adam
Garcia and approved by the Board at 12:25 p.m.
5. Updates
Mike provided the Board with more specific information about the water line, potential
annexation, and the Rice House. No actions were taken.

The Board Adjourned at 1:10 p.m.
