* The alley way is being maintained at >20ft between the parking lot and the proposed restaurant structure
* The parcel 0190000000 is a parking lot only and no structures will be on site.
* 150’ is accessible form all access roads to around the adjacent structure and the parking lot.

My inspector will be contacting Silvestre shortly to go over the inspection results from today regarding the Business permit and liquor license.

Hello Alan,
Thank you for giving us comments back on Silvestre Castenedas's Diamante Events Center on 424 E. Elgin Street in Caldwell. We have left a few messages but haven't heard back from you
but would love to still get together to talk to you about these conditions.
This is an existing restaurant that is seeking a special use permit in order to do events.
For fire access, all parts of the event center are accessible within 150' of streets and allies.
In laying out the parking lot, we have been required to add a landscaping buffer, and are required to have a specific amount of parking spaces for the special use permit. This left
a remaining depth of 90' for the parking lot after adding the landscape buffer. In order to meet code for parking we have created 60 degree parking (18 feet deep), a drive isle (18
feet) and central parking aisle (18 feet) and drive isle (18 feet) and a third parking aisle (18 feet). There is not room to widen those drive aisle in the parking lot without loosing
8 parking spaces, which would take us out of compliance with city code.
We would respectfully request that the parking lot be excluded as a fire apparatus access road. If the streets are utilized as a fire apparatus access road will this meet the needs
of the Fire Department and satisfy the correction given in your first comment (unobstructed width of not less than 20 feet and unobstructed vertical clearance of not less than 13 feet)?
In regards to the additional comments:
#2. Fire Hydrant - the closest Fire Hydrant is located across the street on the corner of Elgin and 5th Avenue
Comment #3. Elgin, 5th Avenue and Denver St. can access all portions of the event center within 150'. There is also an ally access if desired through the existing approach off 5th avenue
that is 25' wide.
#4. The existing street is unusually wide and should easily meet any minimum turning radius needed for an access road.
#5. The existing street is paved and maintained by the City of Caldwell Street Department and will meet the 80,000 lb limit. The alley is also maintained by the City of Caldwell and
has an adequate base to support an 80,000 lb fire apparatus. An additional asphalt overlay will be placed over the ally when the parking lot is improved.
#6. The existing streets, parking lot, alleyway meet the requirement to not exceed 10% grade
#7. There are no Access gates present on this project.
#8. The existing building is already fully equipt with Fire Sprinklers. We will add the eKnox lock box will be added and information provided to the Fire Department.
