Prime Plumbing LLC, assisted by Orton Engineering, is representing Mrs. White in helping her annex her property into the City of Caldwell. The Whites’s property is located on Lots 1-4 of the Walker’s Acreage on Montana Avenue just north of Vallivue school district. The current use is mainly farmland with two homes located on it. It will continue with its current usage as an agricultural property with two houses. We are not proposing any new development at this time. As part of the annexation we are proposing an initial rezone into a R2 medium density residential zone. Property to the North (Ferncroft Subdivision), West (Apple Creek Subdivision) and South (Vallivue School District) of the property are zoned R-1 in City of Caldwell incorporated city limits. Property to the East is in process of annexing to the City as R-2 for a subdivision. In 2022, 30 ft of the eastern boundary of the White’s property was dedicated to public right-of-way to the City of Caldwell for a pathway. City of Caldwell 2040 Comprehensive Plan places the White’s acreage in the Medium Density Residential Land Use Area. The emergency connection to the City of Caldwell Water Supply has already been made and there will be no further changes made at this time.
