Subdivision Final Application
Dear Planner:
Attached for your review and favorable consideration is the Final Plat Application for the Guches
Subdivision No 3. This third phase of construction consists of 38 residential and 14 common lots on approximately
11.27 acres of land in the R-2 district. Landscaped Common Open Space in this phase is equals 2.20 acres or
19.5%.
Statement of Conformance:
This final plat is in conformance with (1) the uses and layout as shown on the approved preliminary plat;
(2) the use requirements and provisions of the city code; and (3) acceptable engineering and
surveying practices and local standards.
Annexation Application:

Guches Residential Community - Narrative
Guches Neighborhood is east of S. Florida Avenue and north of Karcher Road. This location in Caldwell will
provide residents with much needed affordable homes near many commercial and retail developments.
Homeowners will have access to amenities such as Lions Park, Lake Lowell and the Canyon County Fair Grounds.
A short walk across Florida Avenue is Central Canyon Elementary School, which contains baseball fields, a play
structure and a pedestrian walkway.
This single-family residential community will be situated on approximately 35.30 acres and will consist of 123
residential home sites. Guches Subdivision will consist of one-story and two-story single-family homes. The
subdivision development is planned for three phases – 47 homes in phase one, 38 homes in phase two and 38
homes in phase three. Min. lot size 6000 SF and Max Lot Size 10370 and an average lot size of 6293 SF.
CBH Homes will be the homebuilder that will complete the residential dwellings. These high quality and well-
designed homes have proven to be a great addition to the Caldwell City residential options in many previous
projects throughout the Treasure Valley.

OPEN SPACE
As the developer we have a large amount invested in this property as we have researched and interviewed past
homeowners as well as followed the city ordinances to plan the most productive open space for this
neighborhood. As typical of our developments, the open space exceeds the requirement of Caldwell City
Development Code. The Landscape Open Space requirements are based off the gross development area and are
calculated using the average lot size within the development area of 35.30 acres, and an average lot size of 7,180
square feet, We are proposing approximately 2.20 acres of landscaped open space for the development. The
open space will be accessible to all residents of the subdivision.
