Tracy Crane is legal counsel. New properties added by Bradley B LLC are located at 4203 and 4215 Cleveland Blvd. That property is zoned C3 and was previously owned and operated by a Truck sales and repair facility. Bradly B LLC plans to expand their existing retail car/truck sales to these new properties. Several existing buildings will be removed by separate demolition permits. Bardley B LLC request they be permitted to:  Remove the existing buildings, as above.  Remove all chain link fencing around the new properties.  Negotiate with the adjacent residential parcels to remove their wood fencing which is in poor condition.  Reinstall new 6’ high screen fencing with wood tone/texture vinyl fencing with black rails and posts  Provide a new 25’ landscape buffer along Cleveland Blvd  Provide new trees not more than 35’ o.c.  Provide shrub landscaping around tree wells and 5’ wide adjacent to lot paving  Provide Turf in open areas of the buffer  Display pads periodically in the buffer and a raised display feature, similar to existing.  Automatic watering system  New Site lighting to match existing Dennis Dillon facility Discussions with Caldwell Engineering include the following as separate submittal:  No improvement necessary for east side private drive  Along said drive a concrete curb and grading to facilitate containing storm water on site  Engineering will address raising portions of the paved areas to facilitate storm drainage and to blend the elevations with the exiting sidewalk improvements along Cleveland Blvd.
