June 15, 2024 621 Cleveland Boulevard Caldwell, Idaho 83605 Re: Narrative for Pinto Apartments ~17507 North Midland Road To whom it may concern, We are seeking an Annexation w/Zoning for R3, Comprehensive Map Plan Amendment and Special Use Permit (SUP) for this project. Pinto Apartments is a proposed development of 36 units located northwest corner of the future intersection of Laster Street and North Midland Road at 17507 North Midland Road Nampa Idaho, consisting of 1.46 acres. Sewer access will be facilitated from Adam’s Ridge Subdivision and water will be extended as well from the future development to the west and northwest. We are requesting a height limitation of 45' 0". To the North of the proposed site there is zoned C2. West of the project is Adams Ridge Subdivision Zoning R2. South of the Project is zoned RP (Nampa, Idaho) proposed residential subdivision Astire Subdivision # 3. East of the Project is Zoned IL – Lite Industrial (Nampa Idaho). The site will Be fully landscaped, with trees and shrubs lining the perimeter of the site. Most of the parking is in the rear of the site so vehicles will be hidden from view. The unique proposed design of two separate apartment buildings and the entrance from the extension of Laster Street, makes the project more appealing that a standard apartment complex of one long, single building. Public amenities relating to Pinto Apartments – the site will act as a transitional development and act as a buffer for the single-family development of Adams Ridge to the West. The completion of Pinto Apartments will give the surrounding developments a diversification needed for a healthy demographic, reflecting the vision and planned growth of the City of Caldwell. In addition, the adjacent Light Industrial sites to the east and Community Mixed Use to the south (Nampa, Idaho) will enable a “Live - Work” environment for the apartment residences and home owners. As such, this will give close to home jobs for the surrounding residences. Costco and St. Lukes are also employers availing employment within a mile of Pinto Apartments and the surrounding single-family homes. Pinto Apartments is the right infill project and we look forward to moving forward the approvals and development.
