Dear Members,
We are writing today to address the plans in the Soterra Subdivision on Ustick Road.
It has been brought to our attention and public notice meetings that the original plans
for Commercial property in that area have changed. A development firm has submitted
plans to change it from Commercial to Commercial high density area.
We are against this plan and would like you to keep the original plan that was to make
this area into commercial property for the following reasons.
We are not against development in the Caldwell area. However, we are seriously
concerned about the ratio between Commercial Properties and Residential.
We feel there is a lack of Commercial and Retail businesses such as Dentists, Medical,
Eye, Grocery stores, Restaurants in this area. We already have limited access to these
things and added problems due to having to drive to other areas such as Nampa and
Meridian to shop or go for entertainment as these things are very limited in the
Caldwell area. We would like to see the area of Caldwell develop more Commercial in
order to keep our money in this area.
As more people move in, there will be more of a need for these type of businesses.
More people means more traffic, longer wait times for appointments and reservations.
Adding apartment buildings in this area instead of Commercial properties makes these
issues worse. Heavily populated apartment buildings being built so close to higher end
single family subdivisions also lowers our property values and our desire to feel we are
in a less congested area of our city.
We sincerely asking you to vote against these high density apartment buildings in this
area and take into consideration keeping our shopping and and other commercial
needs equal to our community, so our residents don’t need to shop in other
communities.
