Thank you for allowing us to provide written comments for this hearing.
We were recently notified that there is a hearing for a request to potentiallychange the zoning on this parcel.
This is in reference to:
Parcel: R825a200000 from B (Business) to MDR (Medium density
Residential) and a rezone from C-2 (community Commercial) to R-2
[Medium Density Residencial, to include approval of a development
agreement modification of the original development agreement
(Instrument No. 2022-012912) to allow for medium density residential
townhome style apartments along with requesting approval of a planned
unit development for a mixed use development containing 34
commercial lots and 23 residential lots containing duplexes, 4-plexes
and 6-pIexes, for a total of 90 residential/ units; and for approval of a
modification to the original preliminary plat (SUB-21P-01) to reflect the
changes being proposed by the Planned Unit Development.
This changes the "whole dynamics" of what this development was intended for. Why are these changes being proposed? This requested change would bedisappointing as we bought our home in Cumberland Estates now 5 years ago.
We fell in love with the area after looking around at neighboring cities in TreasureValley as an area to retire. We found our perfect home and around our property andneighborhood. If we thought that it would ever be considered to change the zoning,we more than likely wouldn't have settled on this area.
This portion of land is zoned for business, which would be an added benefit for ourexpanding single family homes in our community. If businesses can't be developed
in our community, residents will be forced to go elsewhere for consumer spending.By changing the zoning from business to more residential, it would negativelyimpact revenue for the City of Caldwell. This would potentially impact the resalevalue of our homes and community. The added population in the designated areawould incur more expenses for the City of Caldwell.
The original decision by the Planning and Zoning Department committee was thecorrect one. It would be unfortunate if the request for more residential(townhomes, apartments) vs. original agreement as approved.
We hope that this provides our input and we have a vested interest in keeping ourcommunity and surrounding areas a place people want to make their home.
