RE: Farmway Crossing Subdivision | Annexation & Preliminary Plat Applications
Dear Planning Staff, Commissioners, and Council Members,
Ardurra, Inc. is pleased to submit applicatfons for annexatfon and Preliminary Plat to facilitate the
development of the Farmway Crossing Subdivision located on the southwest corner of Usick Road and
Farmway Road. As discussed at our roundtable meetfng on March 14, 2024, Farmway Crossing
Subdivision is a single-family lot residentfal subdivision.
Comprehensive Plan – Low-Density Residential
The 2040 Comprehensive Plan and Future Land Use Map designates the subject property as Low-Density
Residentfal. This project proposes low-density single-family detached residentfal homes with an R-1
zoning classificatfon. This design is consistent with the Comprehensive Plan and is compatfble with the
surrounding existfng development in the area.

Project Description:
The project site consists of one parcel located at the southwest intersectfon of Farmway Road and Ustfck
Road. Farmway Crossing Subdivision has been designed as a Low-density residentfal subdivision with a
proposed zoning designatfon of R-1. The 44.49-acre development will include 115 single-family lots and
24 common lots with a gross residentfal density of 2.58 units per acre. The minimum lot size is 8,004 SF,
with an average lot size of 8,746 SF. The development will have 24 common lots with a total of 9.84 acres
of open space with 7.54 acres or 16.94% of qualified open space. This project will be developed in three
phases, each in full compliance with the R-1 development requirements outlined in the City of Caldwell’s
Comprehensive Plan and city code. A neighborhood meetfng was held on June 27, 2024, to inform the
neighbors of the proposed development.
Open Space and Amenities:
Farmway Crossing Subdivision is designed to comply with the R-1 single-family Ordinance and the City of
Caldwell’s Landscaping Ordinance. The objectfve is to create a vibrant and thoughtiully designed
development. As per the R-1 residentfal development requirements, a minimum of six percent of open
space must be allocated. In the case of the Farmway Crossing Subdivision, we have designated 7.54 acres
or 16.94% of the qualified open space. Per the City of Caldwell requirements, this development offers a
variety of amenitfes, which are located throughout the site. These amenitfes include a major and micro
pathway system, a picnic area, a playground, and park benches along the pathway.
Roadways:
This development proposes constructfng 12 new local streets with ingress/egress on Ustfck Road and
Farmway Road. All newly built local streets will include a curb, gutter, and 5-foot attached sidewalks.
Farmway Road will have a 56-foot right-of-way dedicatfon to include a ten-foot detached sidewalk with
an eight-foot landscape buffer between the back of the curb and the sidewalk. Ustfck Road will have a
48-foot right-of-way dedicatfon to include a five-foot detached sidewalk with an eight-foot landscape
buffer between the back of the curb and the sidewalk. All roadways will be built to the standards set
forth by the City of City of Caldwell, Highway District No. 4, and the Caldwell Fire Department.
Water:
This development will connect to an existfng 16-inch water main in both Ustfck and Farmway.
Sewer:
This development will connect to an existfng sewer stub in Farmway and and existfng 12-inch sewer main
in Ustfck Road.
Pressurized Irrigation:
This development will connect the proposed pressurized irrigatfon to the existfng 16-inch water main on
Farmway Road.
Stormwater:
This development proposes a Stormwater retentfon pond in the northwest corner of Farmway and Ustfck
Road. This retentfon pond will have grass at the bottom, creatfng a suitable surface as defined in the City
of Nampa's code. Additfonally, there will be two seepage beds in the common lot adjacent to Dooley
Lane and one adjacent to Midland Blvd.
Farmway Crossing Subdivision will be an excellent addition to the Caldwell Community. As you complete
