Purpose: This is a request to modify the Mason Creek Landing Development Agreement
(ANN-16-05) to better accommodate the location of a required tot lot to an adjacent lot to
Mason Creek Landing and in Mason Creek Grove subdivision. Both subdivisions are within
the same HOA (Mason Creek Landing Homeowners Association)
Rationale: Because of changes in City’s storm drainage requirements, common areas that
could have accommodated the tot lot were eliminated because of drainage facilities within
Mason Creek Landing. The proposed location in a common lot across the boundary of the
two subdivision is better located within the overall Mason Creek community to allow for
use and access to residents in both subdivisions and within the all-encompassing
community.

23. Provide a minimum of 2 tot-lots/plat areas within the single-family residential areas. The
tot-lots/play areas shall be evenly spaced throughout the development. One tot-lot may be
located within Mason Creek Grove subdivision if the common lot is directly adjacent to
Mason Creek Landing, in a centralized location of the overall Mason Creek Landing/Grove
community, the tot-lot is fully accessible to residents of Mason Creek Landing, and the
common lot is owned by the Mason Creek Landing Homeowners Association.
We ask that the City of Caldwell approve the modified language of the Mason Creek
Landing Development Agreement for Hubble Homes LLC to fulfill their obligations of the
Development Agreement with the City.
