All buildings to be sprinklered. Residential buildings to be provided with NFPA 13D sprinkler system, and Clubhouse building to be provided with NFPA 13 system. Note added to architectural site plan. 1.5: 4. Public pathway fencing along the internal side of the Wilson Creek Drain Pathway, being either 6’ open fence or 4’ solid fence. Note added to architectural site plan. 5. A land use buffer along the west boundary of the property. Location of land use buffer noted on architectural site plan. 6. Label the clubhouse. Label added to architectural site plan. 7. Berming along the Ustick Road street buffer, outside of the vision triangle. Vision Triangles and berming locations notes on architectural site plan. 8. 25’ street landscape buffer along Ustick Road with trees every 35 linear feet and shrubs every 7 linear feet. Landscape buffer dimensioned on architectural site plan, see Landscape plan for planting details. 9. Detached pathway along Ustick Road, in compliance with the 2040 Caldwell Bicycle and Pedestrian Master Plan. Detached sidewalk shown on architectural site plan. Staff Report: Rights-of-Way 3. All interior private internal circulation drive isles shall have a minimum width of 26’ (face of curb to face of curb) and meet Caldwell Fire Department (CFD) requirements. If wider drive isles are required by CFD Applicant shall meet those requirements. All interior drive aisles to be greater than 26’ in width, typically 30’ or 28’. Additional dimensions added to architectural site plan for clarity. Street 5. Applicant shall coordinate with the United States Postal System to determine a cluster mailbox unit location. Said location shall be interior to the site and shall be located in a manner that will not impact, or cause queueing onto E. Ustick Road. Cluster mailbox location noted on architectural site plan. Mail and parcel boxes to comply with USPS regulations. Fire: 2. Roadway serving a fire hydrant shall be a minimum of 26-feet in width. (IFC D103.1) All interior drive aisles to be greater than 26’ in width, typically 30’ or 28’. Additional dimensions added to architectural site plan for clarity. 3. Dead-end fire apparatus access roads exceeding 150 feet (45 720 mm) in length shall be provided with an approved area for turning around fire apparatus. (IFC 503.2.5) No dead-end fire apparatus access roads to exceed 150 feet Additional dimensions added to architectural site plan for clarity. 4. Fire apparatus access roads shall extend to within 150 feet of all portions of the exterior walls of the first story of a building measured by an approved route around the exterior of the building or facility. (IFC 503.1.1) Per email discussion with Fire Marshall Perry, a 180 feet hose pull distance has been provided as all buildings to be fire sprinklered. 5. Fire apparatus access roads shall have an unobstructed width of not less than 20 feet and an unobstructed vertical clearance of not less than 13 feet 6 inches. (IFC 503.2.1) All fire apparatus access roads to be greater than 20’ in width, typically 30’ or 28’. Additional dimensions added to architectural site plan for clarity. 6. The minimum outside turning radius of a fire apparatus access road shall be 48 feet. The minimum inside turning radius shall be 28 feet.
