Box 1179, Caldwell, ID 83605 RE: Planning and Zoning | Narrative Indian Creek Business Park 312 W Simplot Blvd. Caldwell, ID 83605 To Whom It May Concern, The applicant, Yellow Iron Real Estate, LLC – Nick Ashwill, respectfully request Planning and Zoning approval to update the landscape and entry to the Indian Creek Business Park located at 312 W Simplot Blvd., Caldwell, ID 83605. The proposed work includes the following:  A widened entry approach to allow for new tube steel roller gate.  New tube steel fence.  New monument signage submitted for separate approval.  New landscaping at the south entrance off W. Simplot Blvd.  New Sidewalks to the south side of Building 1 & 2  New 6” concrete curbing.  Two swing gates to the left and right of the main entrance. The work will occupy the site of 21-4N-3W NE Golden Gate Subdivision TAX 9-B & TAX 12 less HWY BLK 27 T75041. The existing parking spaces will remain. We believe the new landscaping and site improvements are compatible with the existing buildings and surrounding uses and that the updates add curb appeal that will attract new tenants to the site.
