HomeMy WebLinkAboutNarrative_OregonCommons_V1 October 24, 2024 Subject: Oregon Commons Plat Time Extension Dear friends, We are requesting an extension for the previously approved Oregon Commons Plat, TE23-000013 PUD- 21P-01, current expiration date December 7, 2024. As you are aware, the city has approved construction drawings for this project, so it is ready to move forward to construction. We are requesting this extension because: 1- Time is insufficient to complete construction before the expiration of our first extension. 2- We have found information that identifies efficiencies in the storm water management system, which are presently being re-designed to conform to the city’s most recent storm water manual. a. We are working with the US Bureau of Reclamation for permission to overflow into the Dixie Drain when the 25-year design storm is exceeded. Communication with the Bureau has been favorable, and we anticipate this request will be approved. b. Ambiguities in the previously collected infiltration tests led to significant over excavation and backfill for the storm water pond which updated testing shows to be unnecessary. c. The construction drawings will be amended only with respect to the storm water pond design. We kindly ask for an extension of two years (December 7, 2026) to enable us to finalize the stormwater redesign, and complete construction and final plat processes.
