HomeMy WebLinkAboutRE_ Approve Plat Extension Ltr - The CharlesMorgan, The main reason for this layout change is during our design of Phase 1 and looking into phase 2. Phase 2 of the approved preliminary plat did not meet city code. We had individually platted townhomes on private streets which no longer meets code. Since we could not build as approved, we met with the city on this new layout. Reducing our overall units and designing it to meet code of R2. We are not asking for anything outside of our original DA. We have only duplexes and 1 triplex. The original DA was for multiplex buildings. We don’t need any setback reductions or modifications. We didn’t have much qualifying open space in the original layout for phases 1-3 besides the pathway. If anything, this has increased usable / qualifying open space which is where the tot lot amenity will be located. The only item not addressed in this narrative is parking and we do meet the code as all of our townhomes have two car garages and two parking spots in the driveways.
