Variance Narrative

To whom it may concern,
Lars Andersen & Associates, Inc, is requesting a variance to reduce the number of parking stalls and
bicycle racks for the property located at 4202 Hwy 20-26, Caldwell, ID (APN#: R35307). We wish to
reduce the number of parking to 371 total stalls and 7 bike racks which services 14 total bikes (SEE
ATTACHED SITE PLAN). The ordinance has created excessive amounts of parking, which will
require additional monitoring and maintenance by the owner. Home Depot operates over 2,000 stores
across the United States and has studied parking requirements with these associated stores and has
found that typical operations for this size store could operate at 350 stalls. Due to Home Depot’s
operations and the large product sales, it is very nontypical for bicycles to frequent Home Depot, we
have provided well above what we typically see being used at a Home Depot store
