HomeMy WebLinkAboutNarrative_ShadowGlen5_V1 September 18, 2024 City of Caldwell Planning & Zoning 205 South 6th Ave Caldwell, ID 83605 RE: Shadow Glen Subdivision No. 5 – Final Plat Application Dear Planning and Zoning Staff, This letter is to accommodate and describe the intent of the Shadow Glen Subdivision No. 5 final plat. Along with this letter, we are submitting the required documents for this application. Shadow Glen Subdivision No. 5 is the fifth of seven phases of development. It is entirely zoned R-1 for low-density single-family. This development includes 42 total lots with 38 buildable and 4 common lots on ±14.55 irrigatable acres. The minimum lot size is 8,008 S.F., and the maximum lot size is 11,578 S.F., with an average lot size of 8,343 S.F. The acres of usable open space is 3.616 for this phase alone. The City of Caldwell will provide sewer and water to the site. Pressure irrigation is also provided to each home. Phase 5 stormwater collection of internal lots & roadways will be directed to three stormwater treatment sites. The specific provisions requested in the final plat application are intended to be addressed in the plat and construction documents as described below: • The final plat conforms to the approved preliminary plat. • The final plat conforms to the applicable provisions of the City of Caldwell municipal development code. • The final plat and development plans conform to best management practices and acceptable surveying, engineering, landscape architectural practices, and local standards.
