HomeMy WebLinkAboutNarrative_PasseroRidge4_V2 (1) October 30, 2024 City of Caldwell Planning and Zoning Department 205 S. 6th Ave. Caldwell, Idaho 83605 RE: Passero Ridge Subdivision No. 4 – Final Plat Dear Planning and Zoning Staff, On behalf of BHEG Passero Ridge LLC, Toll Southwest LLC hereby applies for a final plat, Passero Ridge Subdivision No. 4, for 56 single-family residential lots and 10 common lots on 19.68 acres. This site is located N of Orchard Ave and between S 10th Ave and S Montana Ave (Parcel number R3285600000). Zoning for the property is designated as R-1 (Low Density Residential). Passero Ridge Subdivision No. 4 features a minimum lot size of 6,316 square feet, a maximum of 11,364 square feet, and an average of 7,386 square feet. Usable open space includes walking paths and green space. The usable open space percentage for this phase is 1.77 acres or 9%. Caldwell City Council approved the Development Agreement and preliminary plat for Passero Ridge Subdivision on December 6th, 2021. The final plat is in conformance with all conditions and requirements of the order of decision for the development agreement and preliminary plat. The Development Agreement, recorded as instrument number 2021-083556, allows for deviations from required dimensional standards typical of the R-1 zoning designation. The dimensional standards as established by the Development Agreement are as follows: Setback reduced to 15 feet for rear yards and 5 feet for interior side yards; minimum lot sizes of 4,000 square feet; and minimum lots frontages of 40 feet. The Development Agreement does not allow for any further deviations from established zoning district regulations and standards.
