Chair Zamora opened the public hearing and outlined the public hearing procedures.
Chair Zamora proceeded to public hearing items on the agenda.
OLD BUSINESS:
There were none.
NEW BUSINESS:
ACTION ITEM: Public Hearing (Quasi-Judicial): Case Number SUP24-000012: The applicant, Greg
Spurlock of UHC of Idaho, on behalf of Amerco Real Estate Company, is requesting to modify their existing
special use permit for U-Haul Moving and Storage to include construction of a new 3-story indoor storage
facility with an approximate foot print of 45,558 square feet. The property is currently zoned M-1, Light
Minutes, Planning and Zoning Commission, 7.24.24
Industrial, and the indoor mini-storage use is permitted with a special use permit. The subject site is located on
the north side of Franklin Rd., immediately south and west of the intersection with the southbound exit from I
84, in Caldwell, ID.
Staff Presentation:
Associate Planner, Alex Jones, 205 S. 6th Ave., Caldwell, Idaho presented the staff report, outlining
its contents by use of a PowerPoint presentation.
• Notation of late exhibit PZ1, an engineering memo correcting 224 to 22 on page 4 of the
memo.
• Correction of C-4; not C-3
• Letter of concurrence
• Noncombustible fence installed
Applicant Presentation:
Brett Gulash, 345 Bobwhite Ct. Boise, ID 83706, presented the applications requests and discussed:
• agrees with staff report
Commission Questions
• Lapse in application, grade fall caused reevaluation of site and learned it was tight with
Notus Canal and fire lane.
• Had to redesign building to accommodate landscape
• Too many changes in building design resulted in the need to reapply for the SUP.
