Vine Street Salt Lake City, Utah 84121 benw@roderickrealty.com RE: SIT24-000004 –Landscape Plan Review for Roderick Enterprises 1509 Aviation Way (R35305012C0) Dear Mr. Wheat, Staff has reviewed the modifications to the landscape plan that was originally approved with the applicable Building Permit(s) for 1509 Aviation Way. The landscape plan that is being proposed is compliant with Caldwell City Code, other than the proposed 1 gal. shrubs, where City Code requires 2 gal. As a solution, the applicant is now proposing double the number of 1 gal. shrubs. Originally proposing two hundred and one (201) 1 gal. shrubs, now the applicant is proposing four hundred and four (404) 1 gal. shrubs, which staff finds as an adequate alternative. The subject parcel is zoned M-1, Light Industrial, and is within the APO-1 overlay, is 2.73 acres in size, and contains one (1) primary structure, a multi-tenant industrial building. Staff finds the proposed landscaping provided on the landscape plan as attached, meets the intent of the code and is allowable.
